This luxury cottage is situated near Kendal Cumbria, a delightful choice for an energetic walking holiday or time to unwind, and watch the world go by. Perfect for a family get-together or a celebration with friends, Eden Mill is an exceptional property, comprising three floors of endless charm, and remarkable outdoor features.

A vestibule welcomes you inside to the comfy lounge, where you will be greeted by a collection of sofas/armchairs, and a woodburning stove to really set the scene. The roomy kitchen is fabulously designed, home to a central island, with a helpful utility across the way, holding those extras you may need.

After preparing breakfast or dinner, the conservatory/dining space is where you will want to be, relaxing amongst the idyllic views of the stream which form a scenic backdrop to your quiet time. Set-up for twenty people, this is the perfect arrangement for those social evenings watching the sun go down.

As you reach the first floor, a mezzanine landing awaits, revealing a second living area with comfy seating, a small kitchen, and a farmhouse style dining space. Exposed beams introduce a glimpse of character, views of the fields welcome in the outdoors, and the balcony is your haven for a warm cup of tea.

The lovely bedrooms are divided between the first and second floor, beautifully presented and situated on different wings of the property; there are even two family rooms, and two rooms benefitting from their very own Juliet balcony. You will look forward to waking up in style, making the most of the intriguing outdoors which even brings you a sauna, hot tub, and a barbecue, for an extra special afternoon.

Outstanding property it was perfect layout and size for a large family gathering. All the facilities in the house were fantastic and all the utilities to hand. Only feedback I would provide is possibility of a tv in every bedroom. The outdoor facilities were fantastic. We will definitely look to return in the summer next time so we can enjoy the wonderful outdoor space
We came on a return visit with extended family. Property is lovely and even though it was November we managed to get use of the fabulous garden due to freak weather Thank you for a great weekend

What a lovely property. We were a group of 17 and this house felt more spacious than we thought. It was clean and inviting and the garden is stunning! We had no issues with anything. The road is a busy road but we barely heard it especially at night. Plenty kitchen equipment to use. Would definitely recommend.
Collective reviews from the 8 families sharing the accommodation Check out time was too early, especially for very small children. Lack of basic sundries made it inconvenient For example. No salt, pepper and oil in the kitchen. We understand that it's self catering, but in previous establishments these basics have been supplied. There was also not a mop or broom available, nor a kitchen spray, despite this being expected. So we found it difficult to keep on top of the cleanliness we had weaning children within our party. There was only 2 tea towels in the kitchen, when we expected towels to be supplied. 15 adults and 2 tea towels is not near enough. Only one wash cloth and one sponge for the kitchen sink, same issue as above. No fire lighters for the BBQ, again in the discription we anticipated for some to be supplied, same goes for the sauna wood but no fire lighters. We didn't feel that the hot tub was in fully working order you could only have bubbles on one side at any one time, not simulatiously around Car parking allocated for 8 cars, however, one space was full of debris and unusable, someone had to park on the road.
Very nice house with great features and well maintained facilities, not to mention how nice the area around it is thanks for having us!
We had two small issues, I contacted Matt they were delt with right away. We had an amazing stay and would 100 recommend
Generally we were very happy with the accommodation and would gladly say to anyone that it is well worth a visit. Just two small points of note,the five barred gate has a loose hinge at the bottom and although most visitors probably would not need it shut,we had small children in our party and had to keep it shut when they were around.Secondly we could have done with more oven space,that said the kitchen facilities were much appreciated by us.Three fridges provided plenty of room for our celebration weekend food and drinks.

Great property with great downstairs rooms and outside facilities. Parking a bit tight but there was a lot of us. Some bedrooms a little tight. Booked again though because overall a great place.
Our group have been going away together for approximately 20 years and the concenus was that this was the best property we have stayed in. Well equipped, beautifully decorated and absolutely spotless. The hot tub and sauna were the icing on the cake and well used. Recommended without hesitation,we will be back.
Eden Mill is a great property for a big family gathering. A 60th wedding anniversary The hot tub was enjoyed by younger members of our party, The gardens had plenty of places to sit .The property is very well equipped. Plenty of crockery etc.Only thing missing were tea trays. The only problem was lack of instructions for the heating.
Great house. Garden also really well laid out but small nowhere to kick a ball around. Inside we found the lounge quite dark. This could be improved by cutting back the over enthusiastic wisteria. This would also allow use of the balcony which was so overgrown it was not useable. There was obviously a new cooker but few of the pans would work on it it was frustrating working out which ones would and would not work! The non workable ones should be removed and a few more ones that do work would be desirable. The 9.00 am limit on the last day was a significant drawback and we did not appreciate the threats of fines for any overstay. We thought this could be done in a less severe manner.

We absolutely loved our stay however we rang Matt a couple of times for things that werent working and these were not resolved in our stay. The lights to the outdoor area would not work at night therefore when we were using the hot tub at night we couldnt see which was dangerous. The hot tub wasnt working properly on the Friday the bubbles only seemed to work one side. Then we also rang regards the tv in the lounge. We wanted to watch the FA Cup final but couldnt get it working. It said no signal we tried everything which was a shame as a group we couldnt watch it. We couldnt find anything in the house to help these issues. Like I said previous the house is beautiful and the photos dont do it justice and its perfect for a large group it was just the above problems we had issues with. Also under the sink in the kitchen was leaking which we noticed just before we left on the Sunday. We cleaned it all and put a pot there just in case.

The parking is tight for 8 cars especially if you have bigger cars. There is no blindcovering in the room that sleeps 4 people in the side that has the Velux window so very bright in there awake very early as its so bright. The hot tub was only really hot the first night. Apart from the above we really enjoyed our stay and had a fantastic time and the house and garden are really great plenty of space for everyone and there were 20 of us altogether. Would definitely recommend the house to anyone.

Lovely house very clean and comfortable. Plenty of space for 12 people. Impressed by the kitchen gadgetssmall appliancescooking utensils available really well stocked and made cooking for 12 easier! Despite the cold weather we made good use of the hot tub and sauna both easy to use. Would love to stay here again thank you!

This is our 2nd time at this property and it is great for our family gathering before christmas. It was difficult to get organised for the 9am departure but I understood until I called when we returned home as i thought i may have left a charger behind in the bedroom to be told they had not started cleaning as no one was coming in that day. This was very disappointing as an extra hour that morning would have been so much better especially in those circumstances.

We had a lovely time. Younger members thoroughly enjoyed the hot tub and adults that and the sauna. The house was well equipped, and the owners and your agents very friendly and responsive whenever an issue occurred.
A lovely place to stay suitable for all ages, we were a group of 20 ranging from 11 years to 74 years and everyone thoroughly enjoyed it. The outdoor area is particularly nice with a hot tub and a sauna, lots of outdoor seating and a bbq. Kendal town centre only a 10 minute drive away.
Everyone in our party had a fantastic holiday and the house was wonderful and spacious and felt really homely. We enjoyed all the facilities and especially loved the soothing stream running in the garden with the wonderful views of the surrounding countryside. Great time had by all. Only points to note but it did not spoil our holiday are the following 1. Cooker when lit the flames shot out very far, potentially dangerous. 2. Extractor fan needs a new filter as grease was leaking down when we used it. 3. Dishwasher in the main kitchen needs attention as the spray arm has dropped, therefore not spinning on the wash and dishes not being cleaned. Also, the pull out tray does not glide smoothly causing the breakage of 1 wine glass an cereal bowl. 4. In the bedroom on the top floor with the fire escape stairs one of the knobs was missing from the bed which is potentially dangerous as the exposed edge of the metal is quite sharp. 5. A few buttons were missing on the sofas
The house was exactly as described with loads of room for the whole group and so much communal space which was perfect! The kitchen came equipped with everything we needed and we were very grateful for all the fridge space too! Would definitely come back again

We asked before we went if we could exit at 10 am due to being a large party including an 89 and one year old. The conditions changed after booking we were told we had to leave at 9am. I emailed sykes twice before the holiday and was told no. We called sykes whilst we were there and the customer relations team were very unhelpful and refused to allow a 10 am leave. However, another sykes member of staff called whilst I was speaking on another phone to say that they had called the owner who was fine with us leaving at 10am. So nobody had even even asked the owner until we made complaints.
Just got back from a week away at Eden Mill and I cant recommend it enough! The hot tub and sauna was amazing, the sauna was a bit tricky to get going but it was pretty straight forward! All the rooms were lovely and comfy, the kitchen was spacious big enough for 20 of us!!. The lounge was a nice place to chill and watch a film with the fire. The location of the house was perfect, driving distance to the town Center Kendal, Windermere, Bowness and the train station Oxenholme if you wanted to get the train anywhere. Overall it was amazing! And Id definitely recommend!! 1010

It would have been helpful for someone to show us how to use the hot tub The bin situation was awful. We arrived on Friday and the bin was full to over flowing. We created an extra 12 bin bags and there was no recycling facilities. Very poor.
This is a gorgeous, really well equipped place to stay in a beautiful part of the country. There was plenty of space for all of us and lots of little places to have smaller 'get togethers' for kids, adults or families where we could play cards or board games or just read quietly. Then, when we wanted to have a big party for everyone on NYE, the dining room and living room allowed us to do that as well. I'd definitely recommend to anyone looking for a place for a large group of people who like a bit of luxury!

Amazing house! The only point I would make is there wasnt enough toilet roll provided for a full weekend between 19 people! Sounds extremely trivial but thats one thing you dont expect to have packedneed to bring with you on a trip away.
The house was fantastic, the only things that let it down slightly was the lack of parking, the close proximity to the road and some of the bedrooms had a little bit of a musty smell inside. Everyone loved it though, and I would definitely recommend as a fantastic house for big groups.

Throughly enjoyed our weekend away with girls for a get together all 19 of us. House was very accommodating. Would suggest in future to leave some instructions on how to use any appliances in the house, for example we couldnt get any hot water for showers on the mixer showers.electrical showers fine, Couldnt get hot tub up to temperature and once it once couldnt maintain it. Would have also been nice to have some information on local amenities or recommendations for shopspubsactivities. Punch Bowl pub 1015 walk, Asda about 10min drive. Overall we had a great time and the house was clean, tidy and would come back again.

Located in the Milnthorpe area of Cumbria we love this local attraction.  With an eclectic mix of fascinating wildlife and hands on displays this centre is educational as well as fun.  You can wander around at leisure admiring the exhibits which range from chameleons to computers. Some of the most threatened species are kept at the park as part if international breeding programmes.  Check out their website for the latest opening times and admission costs which are great value for money.  There are discounts for pre-booked parties of 12 or more.

Happy Mount Park has attractions for the whole family including several play areas, a miniature railway, crazy golf, putting green and trampolines, there is also a paddling pool where the little ones can splash around in the summer and a café where the adults can relax with a drink. During the summer months and especially during school holidays live music can often be enjoyed.

Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.
South Lakes Safari Zoo - LA12 0LU
about 19 Miles

This is an amazing Cumbria attraction well known locally as well as nationally for how close you can get to the animals.  Described as the most interactive animal park in Europe it's well worth a visit if you are staying in the area.  Open from April to end October some of the highlights are the tigers, penguins, bears, hippos and rhinos.  At 2pm during certain seasons it's feeding time so don't forget to plan your day around this so you can watch the animals enjoying their feed.  Look out for seasonal events such as Halloween Zoo Boo (free entry for kids in fancy dress) and The Magic of Christmas.

about 20 Miles
This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Bowland Wild Boar Park - PR3 2QT

Head for the Bowland Wild Boar park and we don't think you will be disappointed.  A popular attraction in Preston there is so much to do for the whole family.  From picnics, walks and wildlife to experiencing feeding the animals you are sure to have a memorable day out.  Also popular is the kids tractor play area.  For rest and relaxation the cafe is ideal serving hot drinks and snacks with a lovely view over the pond and wildlife feeding station.  The Forest of Bowland has been declared an Area of Outstanding Natural Beauty.
