10 of us - all adults came for a week - and we had a super week. We walked to the beach which is magnificent especially at low tide. There was a pub within walking distance as well as a small supermarket. We enjoyed Sunday lunch as recommended by Iola in the restaurant on the caravan park. We were easily able to travel to Harlech, Snowden, Port Mer rion and Barmouth. The rooms are all comfortable and facilities were clean. Thank you for a great week.

We were 5 couples - 5 old schoolfriends celebrating our 70th birthdays - plus partners. We had a great time, and the property was overall excellent. Everyone thought the beds were super-comfortable, and the showers were great. And the area is just stunning!

A great house in a very good location. It had everything we needed for a great week away for 11 adults. The owner kept in touch to make sure we had everything we needed which was very reassuring but she needn't have worried as the house was clean, comfortable, and had a big selection of pots and pans and cooking utensils. All the rooms are very spa cious with comfortable seating and a huge dining table. Would highly recommend the property.

very nice house, plenty of room, well presented and equipped, there is a 1 bedroom cottage right next to the house in the same grounds that shares the parking where other people can stay, surrounded by campsites which was not a problem as we were out of season but don't know the impact of that in high season, nice location otherwise, fabulous place to stay in Wales with lots of things within driving distance, try the train rides from Talybont station 5 minutes walk form the house

Great house.....so spacious and with plenty of room for all. We were a group of 3 families (all of adult age plus 2 dogs) and stayed for New Year. Everyone commented on how perfect the house was....highly recommend. The bedrooms are huge with 6 out of the 7 ensuite and we could easily fit us all round the dining table. The local Ysgethin Inn was a nice welcoming pub and we enjoyed NYD lunch at Nineteen.57 both within walking distance. Train station is only 10 mins walk away which we also used.

Without doubt, this has been our favourite family UK holiday ever, made all the better by staying in this truly perfect house and it's wonderful location. Spacious, well-equipped, private and yet within perfect distance of local amenities (including a lovely pub), staying here is an absolute joy - made all the better by the lovely, attentive host. Would I return? In a heartbeat.

This is a large cottage ideal for those visitors who have a dog! It is located a short walk / drive from a dog-friendly beach. It backs immediately on to a small river running through the woods which is ideal for a labrador. The kitchen is large and the dining area big enough for a large family group. The bedrooms are huge and the water pressure is great for those of you who like a powerful shower. The garden is nicely enclosed and private.

Fabulous holiday. Multigenerational family break. Plenty of space for 13 of us ranging from 5yrs to 70yrs. Space to have a quiet time when needed in the house, and areas so everyone could get together. The grounds were fantastic for family games, bat watching and the private bridge across the river a real delight to cross and explore the beautiful wood beside the river. There was no need to travel further afield really as the surrounding area was great, the beaches lovely Perfect holiday for us

A beautiful, incredibly well equipped house in a great location. Good pub at the end of the garden. Private bridge over the stream to a footpath giving access into the water was a great hit with the children and a nice contrast to the hot beach. Iola and her husband were there to sort out any issues immediately and couldnt have been more welcoming and helpful. A lovely time was had by us all, thank you!

An outstanding house with superb facilities, highly recommended. The river and pub nearby add to the experience. There are some works still taking place in the garden and building exterior, it would be good if they could be completed.

We had a lovely week, 3 friends and our very old (89-90) mothers! The house is spacious, comfortable and well equipped. It would be great for big groups of friends and family. The local Spar is very well stocked and the larger CoOp in Barmouth would have everything else. Had lovely meals at the Victoria Inn and Norbar - great food and charming staf f. Further a field, Dylan's on the beach at Criccieth is worth a visit.

Llys Andreas house is a beautifully furnished, fully equipped, large house, perfect for an extended family of all ages. A large living room, dining room with a long table, kitchen with smaller table, second lounge and conservatory provided space for us all to be together and also for separate activities at times. Nice garden, big table on the patio , and the hot tub was a lovely added bonus!

This house is superb. We were so delighted when we arrived to be greeted by everything a family could need. The hosts were so thorough and there to help us if there were any issues.
