We enjoyed our holiday in Wales, however we probably wouldn't come back to Bwthyn Bach Gwyn again unfortunately. Luckily we decided not to let our dogs out into the garden without their leads on as twice we had people come into the garden gate and leave it open without any prior warning. The first was someone mowing the lawn and the second was someone doing hot tub maintenance. Considering we didn't pay to use the hot tub, we felt this should have been done another time. As other reviewers have mentioned the property was not particularly clean. There was dust and cobwebs everywhere and we found tissues and crumbs underneath the furniture when we did a quick 'dog check' upon arrival. There was also a lot of maintenance that is needed, for example, there appeared to be two holes in the wall behind the dining table. Rather than fixing it, multiple plasters the medical kind had been stuck over the holes instead which looked bizarre. On a positive note, the location was beautiful, and the local area had lots of things for us to do during our stay.

Have already emailed owner and Sykes regarding issues with Bwthyn Bach, specifically in relation to cleanliness, no Welcome Pack, no Bioethanol Fuel. All of the above have frequently been complained about in other guests' reviews. The roof terrace is not as advertised pictorially, on Sykes website no cushions for seats owner did say previous guests had left cushions in the open air, and not put them back, so the owner had removed them, a number of years ago. So, unable to sit on wet seats on roof terrace. Decking on roof terrace when wet is slippy, so signs may need to be posted on the terrace. We have a bioethanol fire, and were surprised to find water had been put in channel for fuel, and a large bell jar with water was next to fire . Perplexed about that
The property was a great size for 6 adults and 2 infants. It was well equipped with plenty of crockery, cutlery, pots, pans and utensils. The bed I slept in wasn't the most comfortable, but I'm not a great sleeper, so didn't expect to enjoy a week of full night's sleep. The hot tub was a lovely addition and was enjoyed every evening. The downside was the property wasn't very clean. The two little ones were very excited and spent the first hours running up and down the space downstairs and when we came to bath them their feet were very dirty, so we ensured they kept their crocs on.

The hot tub is not advertised as extra cost there was building work at 9am on Saturday in the house opposite. The WiFi didn't work and there is no privacy in the gardens
Cute and modern cottage where the owners put so much work in it however it's not maintained pretty well. The welcome book advice about all equipment available such as dishwasher tablets or washing up powder liquid or bio ethanol oil used for rhe fireplace, however it wasn't available. For 6 people booking there was only 8 towels available for 4 days. Spiders webs were everywhere, full general bin after previous visitors and unfortunately mould on the ceiling in the main shower room.. I must say that the location is perfect, close to the town centre, about 45min to Snowdon and Bala Lake. Very quiet place to relax especially with the hot tub. Despite everything it was lovely place to stay. Hopefully it will all be improved so the guests can really enjoy the full potential of this property.
We arrived at the cottage at 3. 50, the management team were still getting the cottage ready for us, as we were 10mins earlier than the specified time of arrival of 4pm it wasnt a problem for us to wait, at 4.20pm the management team were finished and said it had taken them longer to get it ready as the previous guests had done nothing. Thought the comment about previous guests was unnecessary and unprofessional. Walking into the cottage, we were impressed, beautiful large dining area, living room and wellequipped kitchen containing everything anyone could need, clean pans, crockery, utensils, etc. Both bathrooms were clean, with a generous selection of various sized towels. All 3 bedrooms were made up as requested, only slight issue was no mattress protectors on twin beds, however mattresses were clean and stain free but feel mattress protectors should be on all beds. It is plain to see the owners have put a lot work into this cottage and have done a fantastic renovation job to the property, with lots of attention to detail on the dcor. The first evening we encountered a heating problem, the underfloor heating was not getting warm and the upstairs radiators were all cold, we had only been left 2 half empty bottles of fuel for the fire, which was only enough fuel for one evening. I contacted the owner Libby who was easy to contact very approachable and responded swiftly to our heating issues, she said she would inform the management team of our problem and that they would sort it the next day. The next day when we arrived back at the cottage after a lovely day out sightseeing, we found the management team had left us 3 bottles of fuel for the fire information does state we would have 6 bottles for our stay however we made these last our week, by not lighting the fire on 2 evenings, which was not an issue but could have been if the weather had been colder. Libby the owner contacted me the next day to check if all was well, when I said the upstairs radiators were still not working, she did say she would get the management team back out to look at the problem further, however I did decline this offer as once in bed and under the duvets which were warm, cosy duvets, we were fine, I wanted Libby to be aware that there was a problem with the upstairs heating so following guests would not have the same issues. During our full week stay at the cottage, the radiators never came on, all the valves were fully open and turned on to max, the thermostat was displaying a room temp which was less than the setting for the heating so it should have triggered the heating system to come on, maybe it was just a small problem with the thermostat rather than the radiators? This did not impact on our holiday as the bedding was warm, and although the bedrooms were cold, we were warm in bed. Both the king size and twin room were generous size rooms, the double was small yet comfortable. Only slight negative I would say is, my grandsons car rolled under the bed double bedroom when I looked under the bed to retrieve it, I was shocked to see an array of previous guests lost items but worse of all the longstanding accumulation of thick, heavy, dust. I accept that beds cannot be thoroughly cleaned under on a weekly basis, however the amount of grime and lost items under the bed was clearly more than a few weeks. This is the fault of the management team, not been thorough in their cleaning and checking. I want to end on a positive as this cottage is beautiful, in a great location and only 40mins drive away from lots of fabulous places of interest. Our grandsons had a great time on the trampoline, playing with the jigsaws, games, etc that are provided. The hot tub was fantastic. Weve all had a lovely, family holiday in this gorgeous cottage.
The property has been renovated really well but thats as good as it gets! On arrival we were greeted by the previous occupants rubbish on the garden as it couldnt fit in the skip
The property was dirty and not up to a satisfactory standard. The cleanliness is well below the required standard at the property. Entering the property at the start of our holiday it smelt musty. The kitchen cupboards had food debris inside, cooker was dirty, pots and pans were dirty, walls around the bins were stained with splashes of food, freezer was frozen shut, sofa was filthy, bed linen was stained, the shower was mouldy, sink drawer was dirty inside, shower drain was blocked. The WiFi did not work, DVD was broken, and the TV would not work. The list continues, but I have highlighted the main concerns. The owner was contacted through Sykes at the start of our holiday to resolve the issues however, noone attended the property throughout our stay. Despite the issues we had about the property, the location is great, and the local beaches are great for the dogs.

Had a wonderful stay in your beautiful house. Told my sister in law all about it and they have booked for a week in your property next July. Its just a shame there is an house being built right in front of yours and spoils the view . We would of had. But otherwise fab hol.
Terrible, dont book unless you like being woken up at half 8 in the morning by very loud building work taking place opposite the property. Hammer drills, dumper trucks, builders shouting at each other. And see the lovely view on the terrace of the field. Well thats no longer, its a building site now. The house was nice enough once we had cleaned the stale dog wee assumed left by the previous occupants pets. But when we complained about the building work to be ignored I think thats extremely rude. You should be honest about any building work going on in my opinion and employ new cleaners. PS. The house was barely built opposite and from reviews looks like the work has been ongoing for a while so be very wary of you are seeking a peaceful break as it totally ruined ours!!

Libby the owner was very approachable and helpful with the issues we experienced and is doing everything she can to ensure your holiday is as good as it can be and really cares. However being remote she isn't able to oversee that everything is as it should be, which it wasn't. Cleanliness isn't at the top of the management team's list of priorities and we spent the first couple of hours cleaning before we unpacked. There was no welcome pack and only one old and burnt teatowel and no bin liners. No spare toilet rolls and no washing powder for the washing machine which I wasn't sure was included or not but would have been nice to have. A note as to whether the washerdryer can be used just as a dryer would be helpful as we tried and couldn't work out if it did or not and couldn't find any instructions. The boiler broke on Sunday, obviously, this was out of anyone's control and was mended by Tuesday but it did affect our holiday. The cottage will definitely benefit from a thorough deep clean and managed by people that care. That said we made the best of the good weather and the time we had together and had a lovely break away. The owners have spent a lot of money on this renovation which provides a good location for the many lovely places to visit but we did find the bedrooms a bit of a compromise especially one which is very small but you make do. The previous families that stayed left the cupboards in a bit of a mess so I sorted them out in the hope the next family staying doesn't find this aspect an issue for them. The hot tub is a bonus, especially with a nice drop of wine! Overall we had a lovely holiday.

Great property in a fantastic location, near to Harlech, Portmeirion, and Porthmadog. We travelled as a couple with my parents, and our two teenagers and a toddler. We found two farms, several beaches, Harlech castle, Portmeirion village, Porthmadog eateries, harbour and bars, Zip World slate caverns, Gypsy World park, the North Wales Aviation museum and more all within a max. 40 minute drive, often less. It really is an excellent base for families. The property is lovely in itself and the hot tub is well maintained. We ate at the Lemon Tree Indian on the Saturday evening a 510 minute walk, which was small but the food was lovely. We also took the train to Porthmadog from the local train station one evening. They dont run very frequently but it was only 5.80 return for the two of us and only a 15 minute walk from the property. That said, the kitchen was well equipped and I cooked with ease for 7 people 6 nights out of the week. I do agree with some previous comments about cleanliness and maintenance. That said, the owner is friendly, responsive, and will help with any issues. I know they are addressing points raised in previous reviews, such as condensation, which takes time. A thorough clean of the floors and under furniture was required. All in all, weve had a fantastic week. Thank you.
We had a lovely stay, thank you! Great location and the property was the perfect size for 7 adults and two children. Decorated beautifully and we enjoyed the hot tub even in the rain! we had a couple of questions before our stay and the owners were easy to contact and very helpful. would recommend

The property was nice, the overall finish is not up to standard splashes of paint over floorsdoors. The bathroom upstairs no heating installed in it so freezing cold. Mold on the windows and walls especially upstairs leaking windows water all over window sills. Cooker really dirty. The cottage was dirty like it had not been cleaned properly for months lots of cobwebs on the ceilings and thick dust around the floor. Freezing upstairs until Saturday night when the heating got fixed. No fuel for the fire when it said we would have 6 bottles maintenance man said it was never coming as the order was not due until this week.

Nice cottage and great location you can tell a lot of work has been put into the cottage to make it how it is but a few improvements needed. Location is amazing, with lots of activities to do on the doorstep or a short drive. Black Rock Sands is a great location to visit, being able to drive on the beach and spent a couple of hours there. Plenty of walks and a trip to Zip World locations gives plenty of activities. Hot tub and the trampoline is a great part of the cottage. Hot Tub was used everyday! And the trampoline was used by the kids on a daily basis. Outside space is great with two areas for the children to play. Even with the unpredictable Welsh weather There was a struggle with the internet, it worked but not amazing connection especially when a lot of people connected. There was 8 in total in the cottage 6 Adults and 2 children we found the sleeping arrangements a struggle with the space upstairs being a bit limited for a larger group. We made up a few beds using the trundle beds but we had to go and find the bed linen and blankets. Sofa bed could be used but maybe for a few nights not the whole week we stayed for. Moving the bedsfurniture around found lots of dust and cobwebs not the best when kids are playing around. Could not find the patio furniture, but with the weather could leave these out for long if we had it. We found we were running out of dishwasher tabletstoilet roll after a couple of days. We brought our own whilst out and about, maybe provide enough for the whole duration of a stay. We also had no tea towels to use. Previous reviews mention a house being built, we were there for the whole week and only noticed noice on a couple mornings. Also as mentioned before cottage only has one shower downstairs which leaks used a few towels to dry the floor. Would stay again with less people as the cottage is really nice, just a few improvements to take it the next level!
Lovely cottage and well equipped. Hot tub is a joy after long walks and days out. Kitchen well equipped. Perhaps a wardrobe in a couple of the bedrooms would be a nice addition. Cottage was clean and gardens well kept. Good location for local amenities and beaches. No arrival nibbles, dishwasher tablets, outdoor cushions or blankets Patio storage box , although stated in the welcome literature. Shower overflows and floods bathroom floor, so have to be careful when getting out. Shame that this has been mentioned several times in the guest book, but nothing has been done about it. Disappointing to have building work going on opposite just over the road, started at 7.30am each weekday morning. Cement mixers and grinders going virtually all day until 430pm. If we had known about this, we would have rebooked another date.
As much as it is a beautiful house there were quite a few disappointments. Very dusty under beds, cobwebs everywhere. Shower leaked into bathroom, bed in the largest room you could feel the wooden slats. Hot tub steps were very unstable. The plastic strips had come off decking, trampoline all bent, no outdoor washing line, theres a nail sticking out of the step going into the kitchen. The towels are very small, and one of the most important things was there was no contact number for the owner, which meant we had to contact sykes cottages to get hold of owner which took all day, resulting in us having no hot water for nearly 24 hours. Also no recycling facilities.

What a beautiful, cosy home. The cottage is immaculately clean which was appreciated. Previous reviews have mentioned a dog smell, but we didn't smell that at all so please don't be put off by that, hopefully that was just a one off. The kitchen is well equipped, there wasn't anything we needed that wasn't already there for us to use. The beds are comfortable with all guests party of 9 agreeing. The kids books and games were a nice touch for the children in the party to use. The hot tub went down really well, especially the lights which we put on in the evening along with the ability to connect our music to the Bluetooth speaker. Only slight negatives we noticed was that the shower pressure was weaker if the bath upstairs was running simultaneously. The hot tub on our last night was also giving off a slight unpleasant smell, one of the guests who owns a hot tub mentioned it just needed certain chemicals adding or something, which is routine, so easily resolved. Neither of the issues impacted our stay greatly. We had a fabulous time, would definitely recommend and return ourselves
We had such a lovely wknd at the cottage and would def return! It is such a gorgeous cottage with so much attention to detail, We just felt it just needed a deep clean there was lots of dust and dirty windows but it didnt take away from the enjoyment of our time there! The towels could do with being bigger too they were a bit small! Overall we had a fantastic wknd in a beautiful location!
Low wall in top garden that dogs could easily jump over so made it difficult to have them outside. The house allows dogs so was surprised at the non secure garden. Also bedrooms could do with more hanging space and shelves to put clothes on as this was limited. The house was lovely, very warm, clean and finished to a high standard and would recommend staying here.

A beautiful property. It was very clean and comfortable. It had everything you could possibly need. We were a big group 10 of us and I was concerned about space but there was plenty of room for us all. We had a lovely stay despite the rain on Sunday. We would like to stay again in summer.
Great place to stay, the owners have obviously spent a lot of time and thought into making their home into the perfect holiday venue. Spotless on arrival it had everything we needed for a family of 5.
A beautiful well equipped, relaxing, clean and comfortable holiday cottage. Close to some brilliant beaches and amenities. We really loved our stay and will be back. Cant recommend this place enough exceeded our expectations.
