We had a fabulous stay at Eden Lodge with our extended family. The house was very well equipped with everything you could possibly need in the kitchen. The games room and hot tub were also a huge hit with everyone. We had an issue with the single room in the mezzanine as there was a strong smell of drains, we did alert the housekeeper and followed the advice but unfortunately it didnt resolve. However it wasnt significant enough to spoil our stay. We hope to be back in the future!

The games room was disappointing for 20 people , only a half length table tennis table . We would suggest a pool table and dart board for the future The cooking trays did not fit the ovens and there was only 6 teaspoons. Otherwise the facility was excellent

Eden lodge is a lovely holiday home. All rooms were clean, kitchen was well stocked. However, as we were a large group we found that most days we were experiencing cold showers .. even when it was early morning and no one had used the hot water. It seems to be the downstairs rooms that suffer . Those in upstairs rooms seemed to have no issues. We also noticed that the hot tub wasnt as clean as it should have been. As we all regularly use hot tubs on holidays we made sure to shower before going in the hot tub , but the water certainly was more merky than it should have been. Because of this we took note of what the maintenance man did on the Thursday and Friday before we left, and were abit disturbed to see that the water wasnt changed but just filled with more chemical. In other accommodation the water has always been drained and replaced with fresh water. If the owners are not aware of this then I suggest they take note as 20 people using a hot tub for a week really warrants a complete water change.
Fantastic accomodation for our family birthday celebration . Online information was spot on house was clean tidy kitchen well organised and equipped it had everything we needed . Bedrooms all spotless and clean Communal areas perfect for family to all be together . Hot tub was a fab extra .the only thing we would recommend is that extra outdoor lighting to be added at the barbecue area . We had amazing weather and would of loved to of stayed outside later but was far too dark . We had an amazing time and would defiantly recommend this house and we also will definitely be returning .

A lovely spacious house with lots of private rooms, and a fantastic big kitchen. Great Hot Tub, Sauna could do with an overall and a temperature gauge. There are a lot of artifacts around the house, which may not be to everyone's liking. However, we found the following issues The floors in some of the rooms had not been swept, bathroom floors had not been mopped, bedding had visible stains, which could not have been missed, showers on the ground floor were cold, some of the rooms did not have hand wash soap, the room at the top of the house only had a lamp on one side of the bed, and the dining tables were sticky even when wiped. I feel more attention to detail is required, as it's these things that count.
Lovely large house in extensive grounds. Bedrooms all ensuite really comfortable and clean. Helpfully numbered guessing previously a hotel which helped with allocating rooms and remembering who was where. Great to have the bedrooms on ground floor extention plus the flat on the top floor, which meant everyone had their own space and sound didn't carry.. The kitchen was well equipped no scissors that we could find, you need to bring all food including salt and pepper. Communal areas could be cleaner, dining room tables sticky and kitchen needed a clean too. Cobwebs to be expected in old house. Loads of comfortable room for being together, to eat in the conservatory dining room or relax in the 2 adjoining sitting rooms. The little bar and reception are cute. Outside areas great! A mini farm, sheep, pigs which were let out to eat the grass, so sweet and friendly sheep and peacocks too. The kids and adults in our family loved them! Lots of sitting areas outside plus the games room with a small table tennis which we used a lot, and hot tub and sauna. The hot tub got a bit dirty in spite of everyone showering pre use, I think with so many people it could do with a mid week clean. We did message Sykes but no response til after we were home. Lovely area with lots to do locally, we loved the Shack, just up the road driving or walking away from Ulverston, for ice cream and food including good vegan options overlooking the beach. The Bardsea llama and Alpaca experience was fab too. We had problems with our Barrow tesco delivery as they couldn't find us, recommend click and collect instead if you're using them. Fabulous family holiday. Everyone really enjoyed the house thank you.
We had a lovely stay and this house is great for a catch up with friends and family. Few negative points the freezer contained food cutlery was not clean 2 bedroom had LOTS of ladybugs inside single bedroom and the top floor some of the matras protectors were heavily stained.

Great house for our family getaway. Animals were a welcome surprise and kept the kids entertained pigs, sheep, peacocks and chickens in the garden! Hot tub, sauna and separate games room outside, with well proportioned living spaces inside. Close to several nice walks, the Buddhist temple and beach. Didn't really have to think about booking anything with the kids as they were happy playing in the house garden!
Fantastic break away for a 40th birthday gathering of friends and family. The house was exactly as described and spotless. Amenities were brilliant in the hot tub and the sauna. It's huge plenty of space to be together but also escape each other!
This property exceeded our expectations. The website pictures dont do it justice. Very large comfortable rooms, virtually an ensuite in every bedroom. Great big kitchen for that enabled us to cook for everyone. Lovely grounds with goats, pigs and sheep. Children and adults had an amazing time

We had a family break which included 3 sets of OAPs which the ground floor bedrooms accommodated perfectly. The whole ground floor was amazing and the hot tub, sauna and games room were all used and loved. The first floor bedrooms were all lovely and very comfortable. We put a young family in the apartment on the second floor and the only problem we encountered was here. We opened the velux windows to let some air in and were immediately inundated with hundreds of blue bottles. Maybe these just need checking before the next guests come in. Overall an amazing house which we hope to return too.
Great house! The rooms are all of a good size with en suite. Communal living areas were a really good size. Facilities were great hot tub, sauna, table tennis & a cute little farm. Kitchen was large & very well equipped with plenty of storage. We had several small children & did have you move some items as they would have been dangerous with little fingers around. There were a couple of things needing fixing but the maintenance staff were around & fixed them straight away. Overall, a brilliant weekend in a great house!

The rooms were lovely and clean, however the kitchen and dining areas were not as we would have expected. The refrigerators were not cleaned properly with dried milk in the vegetable containers. Table tops and floors were not really clean. We had a cleaner come in to clean all surfaces before we could use them. The owner found us a lady to help out in the kitchen and she made our holiday experience wonderful. Without Caroline, we would have spent most of our time filling and emptying dishwashers! Thank you for finding her. The owner promptly send us a plumber to fix a problem in one of the bathrooms. Bedroom number 1 gets only lukewarm water. I suggest this be looked into for future guests
We had a fabulous week at this house. As a group of 23 it had everything and more for us all to enjoy. Every room is big enough to accommodate a large group and the kitchen was stocked to the highest of standards. The hot tub, sauna and games room were very well utilised and enjoyed by us all. The surrounding area of Bardsea is picturesque with some stunning walks along the coast and in the hills. All in all we had a wonderful stay and we will definitely return.

The property was perfect we had 24 Adults staying at the property and never felt on top of each other. It was clean and comfortable. Extremely well equipped, warm and spacious. Would definitely book again.
Well equipt, spotlessly clean, well equipped, warm, comfortable, stylish and spacious. Perfect accomodation for a big party plenty of places for people to have their own space, ensuites in each room, plenty of room for everyone to sit, cook, relax and not get under each others feet. We all really enjoyed our stay!

Fabulous place to stay, we were a large family gathering. It was warm and cosy, well equipped, clean and comfortable, with everything we needed. 22 people in the party and there was plenty of space for us all. We all had a great weekend from the youngest 4 to the oldest 83 and we would definitely recommend the property and would certainly book again.
On of the Nicest place I've been with my family , beautiful spot, amazing landscape also house had excellent design . Shops wasn't so far from place we stay . Massive kitchen with perfect facility. Definitely I would recommend for group of family or friends.

Beautiful house, spotlessly clean really good equipped. Grounds are gorgeous Fantastic location. Nicola and Kevin are great and manage the house perfectly not that we had any issues on arrival or during our stay but they came and introduced themselves are are really lovely. Can't wait to book again
The cottage was lovely however one of the bedrooms was full of fruit flies and cob webs in the corners of the room showing it clearly hadnt been properly cleaned. Bar that the facilities were lovely in the kitchen and lounge areas.

Just returned from a brilliant weekend at Eden Lodge. This accommodation is perfect for a large group. There was plenty of space in the house and the outside space was fantastic too. Beds were so comfortable but rooms can get very warm. Wifi connection isn't the best but wasn't a huge problem for us. Ulverston is a lovely town and about a 2 mile walk away. I would definitely go back again.

We had such a brilliant stay at Eden Lodge, the place has everything you need for the perfect weekend away. This exceeded my expectations hugely & we will 100 be returning next year!
There are a few radiator leaks and cold radiators. The bed in Room 5 needs changing. The light at the top of the stairs on right next to the window flashes all night. Could do with more mugs.There was only one extra key, not three. Otherwise it was great and we will be back again sometime

Facilities and cleanliness
Great stay. Everything was awesome and the house was very clean. One improvement would be the WiFi. Almost nonexistent in most of the property, especially when all guests are connected. Apart from that, its a great place.

The bedrooms were very comfortable. The lounge and dining room allowed my family to meet together in comfortable surroundings. The large garden was great for the children to play. The large kitchen made catering for a large number of people very easy.

Eden Lodge is located in a strategically great part of the Lakes with lots to do in the area whatever the weather. The Lodge itself is set in delightful grounds, with a large car park, external sauna and hot tub facilities which were incidentally were checked during our stay by their efficient and friendly staff. The games room was very popular with my grand children! The owners have gone to a lot of trouble to make sure that the facilities are ideal and can cope with large numbers of occupants. The kitchen is excellent and well provided with an extensive cooker range, large capacity fridges and two dish washers all of which worked very well for us. The bedrooms are well appointed, bright and airy with excellent en suite showers. I booked Eden Lodge as a surprise birthday present for my wife and had 14 adults, 4 children and a baby staying. It worked perfectly with plenty of space for all. My guests very much enjoyed their stay and I would return at the first opportunity.
Such a great venue for a big celebration. So relaxing and comfortable and plenty of space. We did several walks straight from the house, played games in the grounds and having the coast so close was lovely. Wed love to go again. Only minor concern for the group that there seemed no facilities for recycling being a big group we had plenty! Some advice on supporting this would have been helpful. Otherwise perfect!

Lovely venue for a large family gathering. Lovely weather! Smaller points are 1 window in the conservatory is broken and nearly impossible to shut note left about these things for cleaners The dishwashers are nearly impossible to work, they were not responding to buttons when we arrived and needed a factory reset, then with a large number of people it took most of the way through the week before people stopped opening them partway though as is OK for most dishwashers Not enough spoons for soup and dessert for each person, not enough forks for each person not enough teaspoons, not enough mixing bowls, not enough chopping boards, not enough cafetieres, the bath in room 8 would not empty without the plug being held up. The carpet behind the reception desk is stopping the door there being opened and that is damaging the carpet. The particulars say there is a lockable bike shed but when we rang we were told there is not. There was good support when we rang about a fault with the fire alarm. Please correct these small details No need to publish the little details re spoons etc.

There was a lady bird nest or festation in two bedrooms. The heating did not appear to be working on several bedrooms and one radiator was leaking some guests were complying they were freezing through the night The original hot tub was broken a new one brought in but was way to small a lot smaller than original one and did not fit all guests. There was carpet coming away behind the door near the bar in living area so when u opened the door it lifted a large piece of carpet and the door bounced back it hit one of our party members in the face! There was no kitchen appliances in the apartment with the kitchen so what was the point in Avon the kitchen?? I was going to email this information today or put on trip advisor but I will give you the opportunity to reply. I have taken photos of the carpet and the lady birds in the bedrooms! Thank you

Our holiday was amazing. It had everything we neededwanted and more. Will definitely be returning next year!
Property was excellent, great range of facilities and very comfortable. Lovely location The only slight negative was that we asked if a late check out would be possible, we were told no as cleaners needed to go in on the Sunday morning which is fair enough but then found the property was not booked again until the following weekend. Then had to chase deposit being returned, was told Sykes were waiting for cleaners to go in and confirm everything ok 3 days after we left. So contradictory information from Sykes who denied the owner the opportunity of a late check out fee.
Amazing place. Very clean and new feel to all the sheets, towels etc.. variety of room types that suited the different needs of our guests. Lovely view and a short walk to the bay. I loved the big tables in the dining room room that meant 20 people could eat together. Also plenty of crockery and cutlery. We had a fabulous time and Id go back tomorrow if I could! The only thing I would change is the dish washers could be improved. A lot of things needed reeashing by hand. Also the sauna was not available.
This holiday did exceed expectations in every area except for the kitchen. It seems a shame to have missed the highest rating because of a lack of mugs, serving bowls, small glasses for soft drinks. The chopping knives were all blunt and the wine glasses and the dinner plates were too large for the dishwasher. Although at first we thought this was a minor niggle, it turned out to be extremely irritating every time we had a meal and therefore reduce our satisfaction with the property every day.
As we had 25 people staying there was at times a shortage of mugs due to many being in the dishwasher. Again as the house was full with people staying in the top flat it was felt there could be more drawer space for clothes. Items had to be left on the floor. The one set of drawers provided were each divided into 3, so no large item could be put in them. A problem with the shower in one of the rooms meant that people in that room did not have this facility for 3 days. However we were impressed that there was a visit from a Handyman at 10.30pm and each day letting us have a progress report until repaired. A comment was also made that there were no electric shaver points near a mirror. Also the shower trays were not slip proof so perhaps a slip mat could be provided. Ample parking. A small notice on the cupboard door indicating the Isolator Switch for the Cookers would have saved a call out when we inadvertently turned it off. Luckily we had finished cooking and the ovens were not needed again that day. We and all our guests thoroughly enjoyed the stay.
This property was of a high standard with everything you could possibly need, the group of 25 family and friends celebrating my husband Bobs 60th were all delighted with the property and everyone was so pleased with the quality of the house. We all had a wonderful time and the group were all discussing the next option we could get there again. The hot tub sauna and games room was a nice touch of luxury. The kitchen was amazing. The views were spectacular. WONDERFUL SPLEND PLACE. South lakes services were really helpful and all the staff at Sykes were helpful and friendly I ended up knowing some staff by there names. To round it all up, Fantastic!!!!
Eden Lodge exceeded all our expectations enormously as soon as we entered the front door, the bedrooms were well furnished to a good standard, all ensuite, all the facilities were in good order and the family made full use of them on a daily basis, my wife was over joyed because it was a surprise 60th birthday present and she wants to spend more time there again in the future, I hope I can make her dream come true. Well worth the money, wish we were still in a really good residence.

South Lakes Safari Zoo - LA12 0LU
about 4 Miles

This is an amazing Cumbria attraction well known locally as well as nationally for how close you can get to the animals.  Described as the most interactive animal park in Europe it's well worth a visit if you are staying in the area.  Open from April to end October some of the highlights are the tigers, penguins, bears, hippos and rhinos.  At 2pm during certain seasons it's feeding time so don't forget to plan your day around this so you can watch the animals enjoying their feed.  Look out for seasonal events such as Halloween Zoo Boo (free entry for kids in fancy dress) and The Magic of Christmas.

Happy Mount Park has attractions for the whole family including several play areas, a miniature railway, crazy golf, putting green and trampolines, there is also a paddling pool where the little ones can splash around in the summer and a café where the adults can relax with a drink. During the summer months and especially during school holidays live music can often be enjoyed.
Lakeland Wildlife Oasis - LA6 1JH
about 12 Miles
Located in the Milnthorpe area of Cumbria we love this local attraction.  With an eclectic mix of fascinating wildlife and hands on displays this centre is educational as well as fun.  You can wander around at leisure admiring the exhibits which range from chameleons to computers. Some of the most threatened species are kept at the park as part if international breeding programmes.  Check out their website for the latest opening times and admission costs which are great value for money.  There are discounts for pre-booked parties of 12 or more.
Rydal Mount & Gardens - LA22 9LU
about 19 Miles
Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.
Ullswater Steamers - CA11 0US
about 26 Miles
This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Bowland Wild Boar Park - PR3 2QT
about 27 Miles
Head for the Bowland Wild Boar park and we don't think you will be disappointed.  A popular attraction in Preston there is so much to do for the whole family.  From picnics, walks and wildlife to experiencing feeding the animals you are sure to have a memorable day out.  Also popular is the kids tractor play area.  For rest and relaxation the cafe is ideal serving hot drinks and snacks with a lovely view over the pond and wildlife feeding station.  The Forest of Bowland has been declared an Area of Outstanding Natural Beauty.
