About Saddleback Barn

A superb, mid-terrace, barn conversion with a hot tub in the quiet village of Newton Reigny which is on the popular coast to coast cycle route. Just 3 miles from Penrith, and the M6 motorway, but located on the northerly edge of the Lake District National Park with views over the fields to Blencathra, Saddleback Barn is ideally placed for exploring Cumbria, with Pooley Bridge on the shores of Ullswater just 8 miles away.

This excellent cottage provides stylish accommodation, perfect for friends or family wishing to enjoy a relaxing break in Cumbria with a hot tub to make an extra special holiday. Inside, there is a kitchen, dining room with exterior door leading to a patio and double doors leading to the sitting room.

In the sitting room there is a comfortable reclining corner sofa and patio doors leading out to the patio and lawned area. There are three bedrooms on the first floor, with a king-size double bedroom on the second floor mezzanine with a superb en-suite bathroom with a feature roll top bath and views out to Blencathra.

There is a family bathroom, a ground floor shower room and utility, and outside there is a gravelled area at the front, whilst at the rear is a spacious patio and lawned garden to enjoy. The village of Newton Reigny has an inn within walking distance and the town of Penrith has a host of individual shops to enjoy.

Being located close to the National Park there are numerous walks to enjoy in the Lake District, and a visit to Pooley Bridge on the shores of Ullswater is essential. This charming lakeside village has some lovely tea rooms and the Ullswater Steamer which will take you down the lake to Glenridding in the heart of Patterdale.

Absolutely beautiful place we really enjoyed Xmas, only fault could never get any WiFi, and really needed it for work. maybe you could try boosting the WiFi, everything else was great thank you.

We have been to this cottage five times Unfortunately it has seemed to has ... We have been to this cottage five times Unfortunately it has seemed to has lost the comfortable beds and shower not working properly hot one minute then freezing but if these issues was resolved would definitely come back as it does feel like home from home with been so many times before thanks Mrs Robinson

The Barn is very tired and could do with freshening. Bedrooms were clean. The main bathroom off the landing had quite a few black mood spots on the ceiling. In the main bedroom suiteunder the stairs the double socket was dangeroussparks.and we had a three year old with us! We did have an issue with the boilerhot water but this was easily rectified with the owner. Great outlook at the front and back of the barn,quiet location and really good base for all parts of the lakes including walking distance into Penrith.
Our 4th time at Saddleback Barn and no doubt it wont be our last . The barn is perfect for a short break away . Owners are always on hand if you have a problem. Property manager called to see if everything was ok . Love it here and can highly recommend

The settee is very worn. The tap disturbed us in the evening from constant dripping. Only one key provided for the front door and no key at all for the kitchen door. The windows only opened slightly which is very alarming if there was ever to be a fire. The step in the back garden is loose and very dangerous. Lovely location.
There was little to no hot water, the shower went from burning hot to freezing cold which made it very difficult to shower at all, only the top oven worked which wasn't the best for cooking meals.

The cottage was a perfect size for our family and the bedrooms were good. Living space was cosy and kitchen was well equipped although we did have to buy our own surface spray as we couldn't find one. General cleanliness could have been better, there were a lot of pet hairs. Biggest plus was the big garden as we have no garden at home so the kids loved having that outdoor space to play. In general, we had a very good stay.
I was extremely disappointed with the cleanliness of the sofa, I had to put a throw my own on it before I could sit on it . We could only use the top oven, the tap in the kitchen dripped continuously. The bed in the top bedroom is literally inches off the floor there was no way I could have got in out of it which is a shame as that looked like the best room with ensuite . There were dont do this make sure you do notices everywhere. As a base for getting around the local area it was lovely. Getting in the hot tub was not ideal the steps outside were not on the same side as the steps inside the hot tub. The steps going upto the lawn were not safe. And one of the stairs in the cottage needs attention.The photos on the website whilst they looked like the cottage they give an illusion of space, it is a small and compact cottage. Would I book this cottage again ? No.

There was a few issues in the garden one of the paving stones was loose it was one near the back wall and the steps leading up to the grass the second one was loose. The wire fence needs new posts as they had rotted. Despite this we all agree we would stay here again. Had a lovely time.

Lovely cottage. I've stayed here on a few occasions with freinds and also family and always had a pleasant stay. The hot tub is lovely and having a lovely local pub within 5 minutes walk great. Definitely be back for another visit to this cottage.

This is a lovely place in a lovely village. The house is lovely but we feel its a bit tired and needs a few bits doing to make it like it should be. Cooker doesnt work properly. Upstairs tap needs to stop constantly dripping and needs a new fridge freezer.

Such a lovely house, lots of space both inside and out with an enclosed garden big enough to play football and cricket! The hot tub was our deciding factor in booking and it did not disappoint, it was very clean and stayed hot throughout our 4 night stay. Well situated properly only 10 mins from A66 with easy access to Pooley Bridge, Keswick and Penrith. Lots of supermarkets and takeaways within 10 mins at Penrith. We will definitely book again!
We all loved staying here. A great base for traveling about....Dog loved the garden, everyone loved the hot tub.... The house was spotlessly clean and sheets, towels etc all fresh smelling.... Can't think of anything to improve our stay... Would recommend to all....

Some maintenance issues and cleanliness issues. Top bedroom and en suite not overly practical. Hot water especially hot! And no spare toilet rolls!
Lovely, comfortable property in a quiet village. We made the most of the nice weather, including the hot tub and garden. The latter was a good size for our two dogs. Highly recommend.

Really pleased with out accommodation and was perfect for us 5 ladies . There was enough space, plenty of crockery pots & pans for self catering. It was lovely and warm, and we didnt have to alter the heating .Lots of extras if you had forgotten bits, like washing up liquid and dishwasher tabs etc. The hot tub was very clean with chlorine dispenser in tub, the hot tub was emptied & cleaned very early on our departure day. We used a taxi service into Penrith and had a fantastic meal at the tapas restaurant, we had a wonderful spa day at Whinfell forest centre parcs. We were pleased with our stay , thank you, Saddleback Barn .

We loved our stay here. Tried sleeping in the mezzanine bedroom but couldn't get up out of the bed so moved into the double room. Really comfortable and hot tub was lovely. Our pet Charlie was so relaxed, he loved his holiday, definitely thinking of rebooking

Saddleback barn was a perfect cosy place to stay for our family break of 4 adults, 1 young child, an infant ant 2 dogs. There is a large grassy garden for the dogs and children to run around and a nice paved area with table and hot tub witch is cleaned twice weekly by an external company. The barn was clean, and warm. Showering facilities across 3 bathrooms and Large bath sheets provided. It is set back off the road so a little tricky to find look out for the green and black bins which are kept streetwise but wa as great base for exploring the Notth lakes.

Don't waste your time or money, thus barn is dirty and poorly maintained. How sykes rate it as 4 star I will never know. Black mold growing on the bathroom walls, unsafe electric fittings in the bathrooms. Cracked tiles and missing grout, dead ants in the shower door seal. Stains on all the carpets and walls. Dirty pots and utensils in the kitchen cupboards, not even all the kitchen doors are the same, the place is a joke. We normally do 34 cottage a year in the UK, this one is definitely not as advertised or priced. It's in needs off some TLC and work carrying out. Unfortunately I dose not give me the option to upload the pictures I have taken. Please just don't do it!
Ideal for 4 ladies of a certain age! We had a bedroom each. . The sofa looked quite worn but soooo comfortable. Would have been a squash with more than four adults. We visited the local Sun Inn down the road and enjoyed delicious and reasonable meals for our four nights. Well recommended. The accommodation is well placed for the North Lakes and Keswick is a beautiful market town on Derwentwater. Everything we needed at Saddleback a most pleasant stay thank you

Was apprehensive about the cleanliness of the property by some past comments but we found it clean when we arrived. In a lovely quiet spot not far from penrith. Ideally placed for visiting the lakes the pub in the village is well worth a visit. Would return and stay in the cottage again

I was a bit cautious after reading previous comments but on arrival we found the property to be very clean. It was comfortable, well equipped and the hot tub was lovely. It is in a quiet village which has good access to the lakes. We found some excellent local pubs and restaurants for food. I had not realised from the descriptionphotos that in one room the bed was on a mezzanine with a very low ceiling, no problem for us but might be for older guests.
After reading some bad reviews post booking the cottage, we had reservations. However, we were very pleasantly surprised to find the place spotless and perfectly well equipped for our weekend stay. The cottage is set in a beautiful little village with a great pub, just 10 mins drive from Penrith. Highly recommend.

On opening the door of saddleback barn we were hit with the stench of dogs, not what you wanted. The living room and stairs hadn't been hoovered, the settee was filthy not as seen on website, also the hot tub was great other than we would have thought it would have been cleanedwater changed for change of guests but this was not the case. On the Monday morning about 7 00am the hot tub man drained and filled tub and reset it up so unbeknown to us we were sitting in someone else's water
Was very disappointed to find the cottage not cleaned when we arrived. Especially in a pandemic and your nervous. Wasn't happy that I had to clean the place when we arrived..

Great location and the hot tub was great BUT there were some maintenance issues which need addressed. Curtain poles broken, no bulbs in lamps, tables with wobbly legs and broken plant pots at door. Maybe all small things but things like this make a difference. It would have been great to be able to use the hot tub all day and night if we had wished but heater appeared to be on a timer. The Cottage is perfectly situated and was nice and clean but the little things Mentioned would have made it a lot better.

We really enjoyed our holiday at Saddleback Barn. The cottage was lovely, well equipped and good space for a short holiday. The only downfall for us was that the living room smelt of dogs, we understand that it's dog friendly but we had to go out and buy some airfreshner as we couldn't ignore the smell. Other than that we had a comfortable and pleasant stay.

.Feel the cottage is very over priced for the condition we came across 1150 for 3nights. On arrival no welcome pack , no toilet rolls or bin bags, rubbish bin overflowing, would have thought they were basics . Downstairs very grubby sofa and carpet , under the sofa full of leftover rubbish from previous guests . Fly strips left already full of flies ! Kitchen clean ,kitchen door does not open .Beds and bathroom clean although bits still broken mentioned in past reviews Sticky cup marks on bedside tables in double bedroom. Garden a good size although grass has not been cut for at least 3 weeks would have been a problem if we had wanted to play on it with children.Hot tub was fabulous . Very disappointed as had booked with Sykes last year and had fabulous accommodation. When we booked reviews were good but clearly been a problem which has not been addressed despite current reviews
Beautiful country cottage, huge enclosed garden, hot tub was absolutely amazing! !!!!! Beds and towels were nice and clean, Location was ideal. Would recommend as Everything you need in a holiday home. However some repairs and general maintenance is required. Toilet seat broken in utility roombathroom. Shower rail needs re attaching in middle bathroom, cracked broken tiles on attick bathroom onsuite floor, unfortunately due to time of year we were inundated with swarms of flys, had to purchase fly paper and change them ourselves as they were full to bursting and flys dropping of on to sofa, floor and TV stand. Carpet needs a deep clean as heavily stained, plenty of crockery however literally just shoved in cupboards everywhere and some were dirty. Couldn't use some draws in twin room as had no handles on 3 of them to open. Double bed needs re tightening was very wobbly and creeky, mattresses in twin room were very poor quality, couldn't use bbq as was absolutely filthy. no tea towels, no cleaning detergent eg, provide a dish washer but no pods. Had to go and purchace wash up liquid, bleach, a dishcloth, tea towel, fly spray, fly paper, and bin bags. On our arrival there was a sack full of dirty linen and towels just left on top of stairs, we had no use for highchair however it was left full of sticky jam dried in food that was covered in flys! overall needs attention to detail in cleanliness and minor repairs. Also no re cycling facilities. Internet connection was indeed PERFECT! Would rate it as 7 out if 10!

This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Tullie House Museum & Art Gallery - CA3 8TP

This is a museum and art gallery in one and will suit those looking for an educational and cultural day out.  You can explore the fantastic art collection including Fine Art, Decorative Art and Textiles.  If you love nature then this aspect of Tullie House will appeal. The museum holds large and important collections of zoological, botanical and geological material. And for lovers of history there is plenty to wet your appetite here. Tullie House collects a wide range of historic materials including objects, ephemera (printed material), photographs and associated information files.  We think this museum and art gallery are excellent value for money as well.
Lake District Wildlife Park - CA12 4RD

We love this day out in Cumbria where you're encouraged to "take a fresh look".  Some of the amazing animals you will get to see include the only Canadian Lynx in the UK and you will have the opportunity to help their Lynx Conservation Project.  The Asian Fishing Cat is also well worth a look - these cats are known for diving under the water and catching fish!  Other activities include fantastic flying displays and play areas for the little ones...
Rydal Mount & Gardens - LA22 9LU

Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.
