Chris
A lovely spacious family house in a great location, with everything you could wish for, greats beds, bathrooms, decorated to a tasteful / high standard, beach only 2 mins walk, pubs 3 mins, a great base to see North Devon.
Karen
A fabulous property in a great location, with everything on your doorstep. The house was very well-equipped, very comfortable and lovely and warm. Thoughtful touches appreciated, like the welcome bottle of Prosecco, chocolates placed on top of the folded towels on each bed and even a dog bowl and treats. We used the Tesco store (3 miles) to stock uRead morep and tried all the local pubs. All are close to the property (all dog-friendly). The twins loved the beach and the hot tub. Hide
Kay
Had a family get together this year and thoroughly enjoyed the property. Hot tub was especially well received. We did have issues with it but Claire quickly resolved them. Loved the back gate access to the beach, brilliant for the 6 yr old and the dog. Recommend the ferry trip to Appledore and Westward Ho! Beach was beautiful for wave jumping. We fRead moreeel that the holiday should mention that swimming is not allowed at Instow as it was a huge disappointment for us. Hide
Alexandra
Lovely house, really nicely finished to a high standard in a great location. Access to the beach & the Tarka Trail by the back garden was a huge plus point. The house was immaculate & beds really comfy. Any questions we had were quickly dealt with by Claire. Great experience all round. Definitely be back.
Janette
Thank you for the lovely welcome gift of scones and wine. We book this property because we love Instow, but have come back to the same property, when available, because it has all the facilities we need and more. Its clean and easy to live in for a week or two!
Lenore

Beautiful and well presented holiday home , spotlessly clean,,plenty of space for three couples and a couple of dogs, tastefully appointed throughout, comfortable beds ,nice and warm for a winter break, big garden with a gorgeous hot tub and the beach within a minutes walk of the back gate, one of the best holiday houses that we have stayed in . Thank you for the use of your house
Leroy
A great place to stay, property & location were just what we were looking for a relaxing & peaceful break. Property was very very well equipped with everything you could ask for including a games room, bery close to the beach & some lovely place to eat just a short stroll away. Large Tesco 3miles away was also very handily located. Look forward to staying again.
Steven
The house was lovely and in an ideal position for the village and sand dunes and beach. The brochure description is slightly misleading in saying that there is direct access to the dunes, but they are in easy walking distance. The house is well equipped and was comfortable for the 5 of us staying there.
Elaine
A very handy location for the beach, and a large secure garden for dogs. The games room was great for the children and the open plan layout meant we could all be together when meals were being prepared. The ferry to Appledore is a must (check times as reliant on tides), with excellent crabbing and then the bus back. The local delicatessens John's o f Instow has so many lovely things to eat! And we had a lovely family meal at The Boatyard on the front whilst watching the tide come in and sun set.
Rob
Lovely property in a great location. Well equipped. Furnishings are new and contemporary in design. Plenty of parking. Garden is fully enclosed and all gates secured with top lock - keeping children and pets safe. Highly recommended
Sharon
This house is beautifully furnished and the location is fantastic. The gate at the end of the garden leads you very close to the beach and the brilliant pubs and restaurants. The garden in the afternoon and evening is a sun trap and as previously mentioned would benefit from an umbrella at least. The small bedroom door still doesnt shut as also menRead moretioned, but despite this and other small niggles we had a fabulous family holiday. Hide
Michele
Loved the house, the location and everything about it. Perfect for a relaxing break with family and friends. A hidden gem!
Nadine
This house has everything you could wish for, its furnished to the highest of standards. There was 10 of us plus 2 dogs at our stay at tides, and the house never felt full. We had plenty of space, and each room had everything we needed! The house was very clean and tidy, and the hot tub was an added bonus !!!!! It has 4 pubs all within walking dist ance of 5 minutes, and each offered very good food choices ! Every ale or beer was catered for within these 4 pubs, & the locals were great!
Jackie
Excellent location with fabulous enclosed safe garden, beautifully decorated and lovely and warm.
Peter
This house worked really well for our family: proximity to beach, nice big garden, games room. Plenty of space for everyone and we loved Instow and Appledore. Excellent.
ANDREW
Ideal property located well to beach and amenities, highly rated
Janet
We stayed at tides at Instow in the February half term and Sarah the property manager and owners of the property were exceptional in accommodating the issues that we incurred due to the storms . We would like to thank them for their brilliant customer service and personal touches . The property was excellent.
Hannah
We had a fabulous time at the Tides. The location for us was perfect with our 9 month old and dog. The garden is secure with easy access to the Tarka Trail and beach. We had an issue with the hot tub and the Sarah and the owners were fantastic in their response and sorting this out. We look forward to returning in the future.
Alison
Comfortable, easy, relaxing with great walks on the beech and into the Village. Amazing Bar Pubs and Deli nearby, definitely worth visiting! A lovely holiday venue!
Debbie
We enjoyed the house and location, beds very comfortable and space worked well for four people. Great place to explore from and totally enjoyed coming home after a beach walk to the hot tub.... Negatives were that bedrooms were dusty on floors and around furniture and there was a smell in the house that we struggled to clear. Considering the house is only a year old, dining area around garden door and wall is looking tatty. (Not a complaint but an observation). Would not stop us recommending.
Simon
Excellent location for beach and dog walks. Great deli/coffee shop, with lovely views. Super secure garden and dogs particularly loved the warm shower. We are ordering one for our holiday cottages guests dogs to combat Red Herefordshire mud. Would recommend this property to friends.
Emma
Beautiful, well presented, spacious property. Clean and well equip. Short walk to beautiful beach. Would highly recommend.
Janette
Lovely modern accommodation in an excellent location to enjoy the local area.
Heather
Amazing house, gardens, facilities and location. We couldnt fault anything. We were a family of 7 adults and 2 dogs and there was plenty of room. Beach a very short stroll from house and dogs are able to be off lead. Games room was very entertaining for all ages. Highly recommended.
ANDREW
Ideal property, close to beach and amenities, plenty of space, very clean etc probably the best stay we have had, highly recommend
