About Groomes Country House

Resting in the rolling Hampshire countryside is this stunning farmhouse, Groomes Country House, dating back to the 1600s and enjoying 185 acres of luscious land to explore. Settled on the edge of the South Downs National Park, Groomes Country House offers the perfect setting for private get-togethers, celebrations, parties and even weddings, whilst conveniently positioned for access to many local amenities and attractions.

Alongside the history of this Grade II listed house sits its more modern ecological credentials; Grooms Country House is carbon neutral, and fuelled by biomass for heating and hot water, electricity is provided by the property’s own solar panels, in addition, the lounge offers a woodburning stove for extra heat on chilly evenings. Groomes Country House offers several living spaces for your party to gather, either together or retreat to other parts for some quiet relaxation, the huge country kitchen is fully-equipped for preparing large family meals, there is lots of workspace, a large Range cooker, fridges, freezer, and a dishwasher.

Adjacent to the kitchen is the dining room, which provides the perfect place for a celebratory meal or for all your guests to linger over a late breakfast. Oak beams, a Baby Grand Piano, a large comfy sofa, and occasional chairs make the lounge a perfect place to snuggle up with a good book or some board games for everyone to enjoy; next door, the conservatory, an oak-framed orangery with beautiful, far-reaching country views, is a wonderful space for chatting over a pre-dinner drink and watching the sun set.

At cellar level, the snug and games room are sure to be a hit with any teenagers, a fantastic separate hangout and chill space; there’s lots to entertain everyone, including a pool table, football table, pinball, and games console, with underfloor heating, slate floors and squashy sofas completing the space. Wonderful house, beautiful bedrooms and all with lovely ensuites. Enjoyed the rural views and garden which is very well kept, lots of choices of seating areas and great BBQ area under cover. Lots to keep you entertained pool table, table football, pinball, board games, swingball, TVs in all rooms, great hot tub, walks, etc. House exceptionally well maintained and clean. Owners very attentive, friendly and helpful. Lots of great places to visit nearby, country market and pubs close by, would highly recommend Groomes for a relaxing holiday or for a special event and would visit again. Thanks to Jane and Pete for our relaxing stress free break enjoyed by all our family ages 17 to 88.

We had a great stay at Groomes, with a family group of 10 adults, 4 children and 2 dogs. There is so much to do in the surrounding area and the house was very comfortable and met our needs very well. Pete and his son Ed was very welcoming and was always on hand during our stay if need be. Thoroughly recommended!
We had a fantastic week at Groomes Country House. The house was perfect for our large family reunion and exceeded our already high expectations. There was plenty of room for everyone in the kitchen, dining room, and living spaces. The bedrooms were spacious, comfortable, and all ensuite. The games room was wellused and provided a lovely additional space in the evening. We were lucky to have great weather during our stay, so we were able to fully enjoy the conservatory and the large garden. The hot tub was a fantastic bonus on hot days. The kitchen and dining room were very well equipped with plenty of crockery and cutlery for large groups. Pete and Ed were very welcoming and made sure that we knew where everything was and how to use the hot tub. Our whole family agreed that the house made a great week even better.
Nice house but let down by the details. It would be better to provide guests with a key to the gate without asking. Proper bedding, soap, towels for the tub and a bit less observation would be good too.

Our family of 10 just had a wonderful stay at Groomes. It was ideal for a large group with loads of rooms and comfortable seating. The spa was very popular but pipped into 2nd place by the pinball machine which was a huge success! Bedrooms were huge with very comfortable beds and all included very smart ensuites. The kitchen was very well equipped and had lots of space. Lovely, big garden outside that was popular with the deer too! Pete and his son Ed were very helpful with any queries we had. We would be very happy to return to Groomes again one day.
We booked a long weekend for a family get together with family visiting from America. The house is lovely, huge rooms & bathrooms, plenty of space for 3 children to run around both inside & out. They particularly enjoyed the hot tub. We were able to eat in the outdoor barn each evening, which is glazed on one side so it stayed warm, especially when the BBQ was on. The hosts were very welcoming. Highly recommended.

We spent a special family birthday at Groomes in April 2024, and the house was perfect for our family of 16. The kids under 10 spent mornings playing in the well equipped games room and snug and playing hide and seek in the many secret hiding places, whilst the adults chatted and drank wine! The lounge with it's woodburner and supply of logs was cosy in the evenings and the dining room big enough for family celebrations. All the bedrooms were ensuite. Pete and Jane and Ed were great hosts and nothing was too much trouble for them.

Absolutely stunning house, comfortable, spacious, everything you wanted and needed was there to a very high standard. Pete and Jane were very welcoming and were on hand for any problems if needed. Highly recommend it, we had a fabulous stay and will definitely go back. A perfect birthday weekend, thank you.
Fabulous property and Pete and Jane were very helpful. Perfect for my 70th birthday family celebration. So spacious and so much room for 10 adults. Games room was well used and hot tub was also used, despite the outside temperature being only 3. Lady recommended by Pete cooked a delicious 3course meal on Saturday evening. A great Time and wonderful memories.
Very well provided house and rooms. Whole family enjoyed the house and available space with a very hospitable welcome from our host. Games room and hot tub enjoyed by all. The snug could have done with a little more lighting for reading purposes but was very comfortable. Dining room was excellent and plenty of seating for all. I would recommend this to all and indeed have given full,details to a friend.
The owner of the property was very helpful with additional information on this sizeable property to aid our planning for 16 residents. It is very spacious, has been superbly renovated to retain its historic character, very well maintained, clean, and well facilitated with kitchen equipment, crockery, glasses etc and logs for the open fire. Lots of short flights of stairs and took a while to get orientated, but absolutely charming. Games room very popular with our 3 generational family and 'snug' a similar go to. Conservatory is fabulous, hot tub also. BBQ served us well. Log fire in lounge was delightfully comforting on October evenings but the house heating on thermostatic control was always warm anyway. We had a very wet day and a very warm one. Property worked well whatever the weather. All in all, a joy. Expensive over a half term weekend, but lots of features for your money.

Came for a hen do in June and had the best time ever. There were 14 of us and there was plenty of space for us all in the very generously sized and beautifully finished bedrooms. The outdoor space really made it, the weather was beautiful which meant we spent a lot of time outdoors enjoying the stunning views. There is an outdoor covered sheltered dining area that comfortably fit us all in, with outdoor fridge and bbq. The accommodation is set up perfectly for group parties with outdoor lighting and speaker system, along with the hottub. The hosts are super welcoming and accommodating and have very cute dogs! I would definitely recommend to other hen groups or any large groups, really lovely home for the weekend.
We rented this property for a family gathering The owner was very communicative and provided us with important and positive info on disability access and additional bed availability. The property is unbelievably beautiful, super well maintained, spotlessly clean and just perfect for a large group. We arrived to a warm welcome from the owners who walked us through each room and clearly stated their rules for the preservation of the antique furnishings. Each room has an ensuite bathroom and luckily for us we arrived to brand new fluffy quality towels ! The kitchen is well equipped the only issues that we had were with old can openers and the kitchen mixerblender which does not work. We were allowed to make this our home for 3 nights and thankfully were blessed with beautiful weather so could enjoy the beautiful outdoor patio, lounging areas and hot tub throughout our stay There were even football nets and a ball available for a game on the super flat lawns. We highly recommend this property and hope to find an occasion to return Thank you for sharing your beautiful home

Fabulous property and would definitely recommend to our friends & family. It was lovely to meet Pete & Jayne, the property owners, who went out of the way to make us comfortable we have young kids specific needs for the group. The house was perfect for our family gathering of 15 aged from 11 to 82, there was space for everyone. The games room was a big attraction for the youngsters and for some of us the hot tub was the place to relax. Peter, the owner was a fantastic host, responsive to any queries we had and he made sure we had anything we wanted. The kitchen is well stocked with utensils and crockery as well as use of two fridge freezers. I would highly recommend Groomes as a place to meet friends and family as there is something for everyone
Great place to stay to share a pre Xmas family weekend. Owner very responsive and helpful lives opposite so on hand if any issues. Used Mandy a local lady recommended by Peter the owner to cater on the Saturday evening. She came to the house to cook and serve. Great food restaurant quality and very clean and tidy kitchen when she left. Games room and pinball machine provided family competition fun. Thanks Peter
From the moment we booked Pete was incredibly accomodating, friendly and helpful. On arrival he was so welcoming and his friendly and kind demeanor meant we felt instantly relaxed and excited for our weekend. The house is absolutely stunning, really well stocked and furnished, filled with history and the views are breathtaking. Every single guest was complimentary about the house and it played a huge part in us having such a memorable weekend. We are all planning when we can come back again!!
Came here with family in 2021 and enjoyed it so much booked it again for this year . The house is so spacious youll enjoy finding different routes around it. Snug and basement games room. Conservatory and sitting room. Big dining room and a large table outside if you want a barbecue or to eat Al Fresco. Huge garden that have football goals for the energetic or the hot tub if you just want to relax. Hosts Pete and Jane couldnt be more friendly or helpful. Just perfect.

Bad press by former visitors whose under 14s jumping on furniture and freely splashing around in hot tub without adult supervision. The latter novelty, from the perspective of former paediatric nurse, whose seen tragedies from such adult ignorance, is visitors should be aware that a hot tub isn't the same as a bath due to the faucets involved plus addition of warm water into the mix!!!

We had a perfect stay. There wasn't anything to fault really. It would just be nitpicking, which is unnecessary!!! The property was spotless with every amenity we could have hoped for. The only thing we would mention is that a brave effort initially was made to separate the recycling, but with so many of us, general rubbish was placed in whatever bag was nearest, so maybe some kind of designated recycling bins would be useful? Other than that, it was truly perfect and a memorable family celebration. Thank you so much for all your help and kindness. You were so welcoming and we felt so comfortable. We would definitely consider another family gathering at your property.

Beautiful house, great location and very clean and well equipped. The bedrooms were stunning. The owner could not have been more friendly and helpful. The hot tub and games room kept us all occupied, especially the kids. Great walks for the dogs. Cant wait to come back.
Although Groomes was in the main very suitable for our family break there were some problems 1. The bedroom on the ground floor was not to the same standard as the other bedrooms. 2. We set off the fire alarm and after contacting the owner, who instructed me in disconnecting the alarm we spent the rest of the holiday without the alarm. 3. We were accused of removing a saucepan and damaging an oven door neither of which were our responsibility. I was asked to claim the oven door on the insurance I had taken out but when I read the claim form I declined. 4. I spent the last day at the cottage alone and was asked by the owner if he could prepare the unused bedrooms for the next occupants. Although I agreed my last day was disrupted and I only managed to have the rest of the day to myself by saying, jokingly, to the owner that if he stayed much longer I would have to consider asking for a refund. 5. The owner rang me about three hours after I had left to tell me about the two so called problems created by our party. I should explain that the drive home took me over five hours so I was still driving and was not hands free. Overall the above problems certainly soured my mood and I ended up wishing I had booked elsewhere. I have booked cottages every year since my wife passed away in January 2013 and have never had any problems before. Needless to say I will NOT be rebooking Groomes!

We celebrated my dads 80th here and our hosts were very welcoming. The house is lovely and well suited to multi generation families, the games room in particular was very popular! We organised a catered meal with our hosts who did an amazing job, setting the tables out, catering children separate from adults and making the evening one to remember. Would definitely recommend.

Very enjoyable family week. Pete the owner was most helpful and went out of his way to make sure got the most out of our stay. The house has all the facilities needed for a multi generational get together and we would fully recommend it. The addition of the hot tub will be the icing on the cake.

Groomes is a beautiful place to stay. The setting is idyllic peaceful and at one with nature. Yet it is close enough to main roads to make it accessible to a lot of places. The hosts are fantastic people with just the right balance between looking after guests and giving them space. The inside rooms are all lovely with goodquality furniture and fittings. The teenage den proved to be a great place for our boys to spend time, whilst our elderly parents read books in the conservatory. It felt a privilege to stay here and I hope we'll be back.

Ample space in and around property for large numbers, but if full could have done with more lounge seating and perhaps a few more outside seats, a hot tub would be a good addition. Owner very pleasant and helpful, house spotlessly clean. Sykes admin very efficient but did experience great difficulty in trying to contact regarding a problem prior to holiday, a member of staff did call eventually and sorted issue. When l very politely mentioned about the difficulty l had in contacting you, l was most annoyed at the response and attitude of your representative , l do understand C19 has given all of us problems, but at end of the day, l was the paying customer.
Absolutely beautiful house, immaculately presented with everything you need for your stay. Pete and wife were very friendly and helpful hosts and on hand for anything we needed. Id highly recommend staying here, beautiful peaceful location with lots around to do and see. Wed love to come again,

This National Trust Property is based in Petworth, West Sussex and makes a fantastic day out especially on warm summer days.  The impressive 17th Century mansion is at the heart of the attraction and there is 700 acres of parkland to explore.  Highlights of this attraction apart from the stunning grounds and mansion are the National Trust's largest painting and sculpture collection and year round horticultural interest in the Pleasure Ground.
RHS Garden Wisley - GU23 6QB

RHS Garden Wisley is an excellent choice for a day trip, offering excellent value for money all year round. A yearly membership is available so visitors can take advantage of the parks attractions as often as they wish. On entry to the park visitors can pick up a family trail which offers suggestions of places within the grounds to visit and explains all the fun things to do in the garden. There are many areas to explore including the beautiful Rose Garden, the amazing Glasshouse and the Café which served home made locally sourced food.
Arundel Wetlands Centre -

Arundel Wetlands Centre in West Sussex offers families the chance to enjoy a fun packed and educational day out while also getting close to nature. This centre is home to many species of wildfowl and different species can be seen at different times of the year as they migrate to and from their breeding grounds. The centre also has many year round residents some of whom are quite tame and can be fed by hand. During school holidays and at weekends in the summer, the centre holds activity days where children can enjoy educational talks, pond dipping and crafting sessions. Free boat trips are also on offer.
Holmbush Farm World - RH12 4SE
about 25 Miles
Holmbush Farm World is a good choice for animal lovers and is particularly popular with families with younger children. The farm has lots of friendly animals to meet including Lambs, Pigs, Sheep and Goats. Fun family activities include Tractor Rides, Goat Racing and Cow Milking. The site also has plenty of open space for children to run around, picnic areas and an indoor Play Barn as well as a Tree House.

about 25 Miles
Go Ape in Hampshire offers a unique opportunity for energetic adults and children over 10 to let off steam. The fun packed tree top adventure involves swinging through trees, climbing cargo nets, descending down zip wires and trekking through the canopies. Only for those with a good head for heights!  The longest Zip wire is a staggering 165m providing adrenaline boosting fun! The site also has a picnic area and kids playground.
Chessington World of Adventures - KT9 2NE

Chessington World of Adventures has a well deserved reputation and one of the best theme parks in the UK the site is crammed with rides for adrenaline junkies including Vampire rollercoaster which fly's through Transylvania and the Tomb Blaster which is not for the faint hearted the site also boasts a fantastic Sea Life Centre and a range of attractions for younger children including daily shows and talks.

Harbour Park in West Sussex is an excellent choice for a family day trip whether you live close by or are on holiday in the region. The park is suitable in all weathers with outdoor attractions including a Roller Coaster, a panning for gold area, water chute and adventure golf. Indoors visitors can enjoy a soft play area and amusement arcade as well as a cafe.
Blue Reef Aquarium - NE30 4JF
about 27 Miles
Blue Reef Aquarium is an award winning attraction which takes visitors on an under water journey through the British Isles, the Mediterranean to a stunning Coral Reef. The centre has over 40 different displays with everything from Sharks to Stingrays there to see. A walk through the amazing underwater tunnel is the real highlight with hundreds of colourful fish to spot. Another favourite attraction is the adorable family of Otters who have a fantastic outdoor enclosure with breathtaking sea views. A recent addition to the site is the Blue Reef Beach Club & Splash Play - A wet play zone for children which is a big hit in the summer.
Royal Victoria Country Park - SO31 5GA

Royal Victoria Country Park is highly recommended for a day out in the summer and has lots of things for children to do. There are woodland trails to explore with free maps and guides available. There are also several play areas, one for older children, one for the little ones and one for disabled children so no one is left out of the fun. Within the grounds there is also a heritage site, a tea room and a formal garden.
