About The Farm House

This lovely, detached farm house has been remodelled to offer fantastic holiday accommodation. Set at the foot of the Maersyrchen Mountain with views up the valley, this detached cottage, which benefits from sole use of a luxurious outdoor hot tub and Scandinavian BBQ hut, offers comfy, spacious accommodation for families and friends who wish to explore the delights of the Llangollen area.

Entering into a central hallway you will find two reception rooms, one of which is warmed by an open fire, with the other offering a quieter reading room with leather sofas. The practical kitchen with granite worktop offers the perfect spot to prepare sumptuous home cooked meals which can be enjoyed at the breakfast table in the same room, or in the more formal dining room next door, perfect for those special occasions.

The children can entertain themselves in the children's play room with a football table and darts board, whilst upstairs, the four well-presented bedrooms offer family accommodation; two family rooms offer a double and a single bed, and two family rooms have a double and a set of bunks. Three of the rooms have en-suite access to a bathroom.

Outside, there is a spacious lawned garden with apple trees, and a patio area with picnic benches next to a bubbling hot tub with wooden canopy. The Scandinavian BBQ hut provides a delightful, weatherproof area to snuggle into, with a communal central barbecue and seating around, making a relaxing, social area to while away evenings throughout the year with good food and great company.

Could do with bits of maintenance easing the doors so they shut properly, stair gate at the bottom of the stairs was coming loose. A switch near the hot tub for the outdoor lights would be handy rather than having to go into the laundry to turn them on. The size was fantastic, the beds were comfortable, plenty of cutlery
Lovely house we had a lovely stay small things need attention such as wi fi is non existent we had to use hotspots from phones for fire stick and PlayStation dvd player, tv in kitchen & air hockey table dont work. Other tvs werent connected to WiFi or any kind of free view. No spatular in kitchen to get eggs out of frying pan!
We had a great time at Abbey Farmhouse. The hot tub and bbq hut were brilliant. The views were amazing too. The food in the bistro was beautiful and it was directly outside the back gate so no travelling. Location perfect, as well as a nice site to stroll around and see the Abbey ruins. Would definitely recommend anyone to stay and will certainly be back.
The Farmhouse was amazing. Spotlessly clean, extremely spacious and with all your home comforts and more. The hot tub was ready for our arrival and having arrived after a long day at work it was lovely to be able to relax with friends in after eating al fresco in the outside space. The views and the surrounding area are great whether you want to relax or take part in activities. We were able to have a walk to the Abbey and Horseshoe falls before catching the steam train into Llangollen where there are some lovely places to eat and watch the world go by. Returning to our haven later in the day. Will 100 be returning in the near future.
This was an incredible property in amazing surroundings. It was easy to find and had plenty of space, rooms and beds to easily accomodate a party of 12. Everything was clean and tidy and the campsite was a beautiful location. The people in the offices and wardens on site were professional and helpful and were always on hand to assist with anything we needed. The only thing that was missing was the lack of Tea Towels and Oven Gloves in the kitchen, which made cooking food a little tricky!

We had a fabulous stay last weekend. Just a few things like salt and pepper pots and herbs would have been great. Also scissors and sharp knives would have helped. Dish cloth and tea towels too. Apart from that it was it was fantastic and i will highly recommend x x x

Was a beautiful house but found the little things like curtains hanging off , bed collapsing, broken equipment and missing game parts annoying, stupid things that are easily rectified. Milkshake machines were broken which grandchildren werent happy about.

Stayed at Farm House with family to celebrate my wifes 60th birthday, was worried if I had picked the right place. But from start to finish it was brilliant. Booking with Sykes cottages was very straightforward, staff at Abbey Farm Caravan Park were excellent, problems, there were none the whole family loved it but more importantly my wife said how can anyone beat this for a 60th birthday. My advice to anyone thinking of booking the Farm House just do it dont think about it and you wont regret it. 5 star brilliant

The stay was wonderful and I honestly only have a few small nitpicks the listing says there's a coinoperated washing machine in the area, but actually it's not needed, because the house itself has a regular washing machine present, just bring some detergent with you the knives were all extremely dull. Unfortunately the reception didn't have a knife sharpener, so they gave us another knife it was slightly better than the ones in the property, but still not particularly sharp. If you can, please sharpen them once in a while the mattress on the bed was quite tough and we could feel the springs But aside from these few things, the place was fantastic, especially the BBQ hut and the hot tub, those were really great and the small butcher nearby was also very very nice. The reception was extremely helpful and the few small issues we've had were resolved very quickly would come back again!

We had a really lovely stay at the cottage! The sight was lovely situated for walks and beautiful surroundings. Only one minor thing Upon arrival a couple of the lightbulbs were broken in the bedrooms and some guy came to fix it but couldnt they said they would be fixed over the weekend we were there but it wasnt. This wasnt a major issue as the rooms had lamps etc. however so much space in the cottage! Staff were lovely! Hot tub was ready for our arrival and given some lovely extras! Would recommend for a big group!
We had a great time at the Farmhouse! Lots of space for the whole family to spend time together, or retreat when quiet time needed. The kitchen was well appointed we rarely find enough cutlery and crockery for us all, but plenty was provided. The hot tub was lovely, with the added bonus of the bbq hut for changing. The kids loved the milkshake vending machine and the milk was much appreciated in coffees. The cleaning ladies were lovely and welcoming upon our arrival too. Fabulous walks in the area, though we only did the easier canal path and the viaduct with lots of rain when we visited. Im sure we will be back to explore more in the summer!
Had a great stay over Christmas in this lovely house. The owners added a Christmas tree so that was really nice of them. The rooms were big and spacious, all very clean. The hot tub was big and very relaxing. The only negative about the property is the showers. All three showers were only a trickle, no water pressure, we had to wash our hair in the bath each time. All in all, it was a great stay

Had fantastic week at Abbey Farm, great location a leisurely walk into Llangollen along canal. Hot tub well used, barbecue hut great also. Nice family friendly bar. The house had everything we needed and well equipped. Spotlessly clean throughout. All the staff were very helpful and happy to help. Booked again for next year.

The farm house was amazing from start to finish the area and the people were friendly, the bistro did amazing food and was literally on the doorstep was unable to get taxis but Ian who lives on the site helped us out with drop offs and pick ups to and from the main town area. The BBQ hut on a cold evening was lovely and the kitchen was well stocked. The only thing was the electric shower in en suite had low pressure and games room wasnt great but the main bathroom shower was excellent and we all queued for that, but wasnt a show stopper well definitely book again in the near future

The property was very large and we really enjoyed our stay! Staff where friendly and efficient and didn't bother us but where always around if ever needed. Facilities on site where very good, the pub and bistro where a 30 second walk from the lodge. Very useful! The rooms where as you'd expect and again very clean and tidy upon arrival. A couple of downfalls would be the shower in the main bathroom does not work. A very small trickle at best. This was mentioned to site maintenence who said they will look into it. The other en suite bathrooms where totally fine. There was a faint bad smell whenever the drains where being used for example, someone in the shower or the sink was running water to wash some disheswash hands. This really didn't bother us as it clears within minutes and it's the countryside. The site is 6 minutes from the town centre where we did local activities. So this was ideal. Overall we had a very nice weekend and would definitely stay again. I'd recommend this lodge! We all had a blast!

Party of 14 aged between 5 months and 77. Accommodation was as described and we all found it very comfortable. Cleaned to a high standard and well equipped. The hot tub and garden where well used and the farmhouse was well screened from the campsite. Great views and nice local walks to suit all. The excellent weather was an added bonus
Great house for a large group. Positives... very clean, all bedrooms a good size, well stocked kitchen, large garden, ample parking, hot tub wellmaintained, kids loved the vending machine, barbistro was handy. Great having an extra living room for the kids to take over. Good location on the outskirts of Llangollen close to Horseshoe Falls. Negatives... Dishwasher broken by previous occupier, cleaning lady v apologetic and provided extra tea towels and washing up liquid, even offered to wash the dishes! Water pressure a problem and showers were very erratic. Games roompool table a waste of space, would be better as a downstairs loo and utility room.
We had a 5night stay at this proporty from 14 to 19 July. It was a lovely place and the location was fantastic. We highly recommend this place, although we had a few minor issues with hotcold water supply which could have been due to high demand during the heat wave.

On arrival sewage pipes were blocked and this was a reoccurring issue throughout the week. The smell was horrendous! No information pack provided. WiFi very limited. Poorly equipped kitchen and the dining room had 8 chairs not 14! Lack of kitchen utensils, fridge not adequate for 14. No rubbish facilities, we had to walk onto the campsite to dispose of our rubbish. Games room awful not as described. PlayStation leads damaged, pool table wonky and ripped, dartboard missing and no heating. Generally lots of items damaged, curtains hanging off the tab, mattress springs sticking out, bunk beds very wobbly and the main bathroom lock broken. Baby gate at the top of stairs was also broken. On the whole not a described, we were very disappointed. Such a shame as its a lovely property, nicely decorated and has a very nice new main bathroom.

Absolutely loved our stay at this amazing farmhouse! Whole place was cleaned to excellent standard. The house itself is just brilliant especially the hot tub which everyone enjoyed alot. Perfect location with short travel into Llangollen. Will definitely be returning for the next celebration.

It was a lovely property in stunning settings but the property listing was deceiving in relation to privacy, it wasnt clear that you were totally surrounded which was disappointing. The dishwasher didnt work snd there was a leak in one of the ensuite rooms a roof window had opened and there was no way to close it so the rain came straight through onto the floor. The hit tub was lovely but there werent any instructions available on how to use it which made it quite challenging. Overall we had a lovely stay and would consider going again.

Booked as a family break and all parties had the best time. Facilities were as listed. Maybe the pool table was a disappointment for the kids but all in all cant complain. Kitchen well equipped and whole house suitable for all the family including the baby. The only criticism I would have is that I wanted to book again for next year and the deposit has gone from 30 when I last booked to 400. So need to wait until after Xmas to book and may miss the dates we want. Other than that no complaints.

Lovely house in a beautiful location with great facilities on site. It needs a bit more constant attention on the finer points dripping tap, torn duvet cover, broken pool cues, etc to maintain it to be as good as it could be. All just minor distractions from an excellent holiday though. Would happily book again.
We thoroughly enjoyed our stay at the farmhouse and the hot tub was amazing! The only criticisms would be that a lot of the internal doors didn't shut properly, which was an issue with us having two dogs with us. Also the garden was not as secure for the dogs as we expected we had to make a few adjustments to the exterior fencing ourselves to keep our 6 month old labrador puppy confined. Other than that the place was brilliant, the on site Bistro was excellent and the shop extremely handy thank you for a lovely stay!

We had a lovely time. The staff were lovely and helpful. They are on hand whenever you need them or will give you privacy if you like. Its not as excluded as it looks in the pictures but the Bistro and shop next door are quite handy. Great food! The house was a great size and nicely done. Not much supplied but may be due to COVID times. Be mindful that 2 rooms have to share a bathroom. The pool table is a childrens toy only. The hot tub was new and fantastic! Staff checked it daily. The bbq room was a nice extra. The garden is large and fenced but has gaps so be aware that dogs can get out. Overall we had a nice time.

Unfortunately the hot tub had a leak and we were unable to use it. Also nowhere on the listing did it say the farmhouse was on a campsite. Apart from that the house was lovely and clean, spacious and the beds were very comfortable.

We arrived at the cottage and was surprised at the location. From the pictures I would of thought it was in the middle of no where. There was a car park along one end and access to restaurant reception via a wooden gate at another which had a lot of visitors being nosey. Needs a proper gate for privacy and even a higher fence so people who park cars cant just see u all in hot tub etc We also had a hot tub that we was unable to use as it wasnt at temperate. Had maintenance who thought the issue had been fixed. Replaced electrical panal the following morning. Did use hot tub but less than a handful of times due to water level continously dropping. We had to refill ourselves but with cold water which made us then have to wait for it it to warm up. We only managed twice on the sat 3pm ish and it then took till 8.45pm to warm back. Sunday morning i think it had lost all it chlorine with water top ups that when opening smelt like dirty fish tank. We called again and they came and put some in. Similar issues on sunday with topping up and heat issues. Was in it 10am. 3pm and then 9pm. We wanted to use the hot tub all weekend. This is why we chose this accommodation last summer. Was gutted. Luckily area is lovely for walks so was able to take kids away from the farm housecaravan park issues House is lovely. Except games room. Completely pointless. Table tiny. Wasn't used. Would be better as downstairs toilet facilities. Bedrooms lovely. Child gates would of been nice on the stairs with advertising as family accommodation. Still trying to sort out a refund as had to go through sykes as reception staffowners at farm house werent able to sort there and then

Unfortunatley the showers were a bit of a disappointment they changed from hot to cold a number of times whilst showering and also there was very little power in them. As the house sleeps 14 people only allowing 6 in the hot tub was a little disappointing as it split the group a little when we wanted to use it as had to take in turns. I will say these are just two minor things, overall it is a great location, very clean and was perfect for what we needed. Very spacious. Would recommend staying here and we are looking at coming back next year.

Llangollen Boat Trips - LL20 8TA
about 1 Mile
Llangollen Wharf is one of the major attractions in North Wales and is an excellent place to spend the day as a family. The Wharf is situated in the peaceful market town of Llangollen - now part of a World Heritage Site. Horse Drawn Boat Trips are available along the feeder for the main canal and are a unique way to explore the area. Motorised Aqueduct Cruises are also on offer for those who prefer a slightly faster pace. Both trips allow visitors to take in all the magnificent sites of Llangollen Canal.
Pen-Y-Ffrith Bird Garden - LL11 3AB
about 6 Miles
Pen-Y-Ffrith Bird Garden is an 18 acre site, filled with glorious woodland, dramatic gardens, streams, ponds and a 3 acre lake. As the seasons change so do the delights of the park. During springtime the bluebell woods are spectacular while in the summer the bog garden is a favourite attraction with some unusual displays of flora and fauna. In the autumn a walk through the ravine with its flowing waterfalls in not to be missed. There are also several yearly events to enjoy including the Bat walk in September.
Wepre Country Park - CH5 4HL

Wepre Country Park is home to one of the largest play areas in Wales and is perfect for a fun family day out during the summer months. The site has miles of attractive woodland to be explored and cycling and nature trails are very popular ways to see the best of the area. The grounds of the historic estate also have beautiful gardens with stunning floral displays and there is plenty of open space for children to play. An annual events programme ensures that seasonal activities take place regularly including spooky Halloween Walks, Christmas Carol Singing and Ranger led events. There is also a visitor's centre with a small shop.
St Winefride's Well - CH8 7PN
about 19 Miles
St Winefride's Well in Flintshire is described at one of the 7 wonders of Wales and is shrouded in mystery and intrigue. Legend has it that the well first erupted at the spot where Caradog cut off the nuns head with his sword. The shrine was then erected in her memory in the first decade of the sixteenth century and remains one of the holiest places in Wales. The stunning temple and well attract visitors from all over the world. Water can be drawn from the spring basin within the crypt and is thought to be lucky.
Greenfield Valley Heritage Park - CH8 7GH
about 20 Miles
Greenfield Valley Heritage Park in Flintshire has something for everyone including a museum, gardens, play area, small petting farm and visitors centre. The beautiful areas of woodland around the site are abundant with wildlife and ideal for walking, cycling and nature trails. A family ticket is just £10.50 so this is the ideal outing if you are on a tight budget. Seasonal tickets are also available from just £28.00 for a family of 4 and allow unlimited entry.
Blue Planet Aquarium - CH65 9LF

Fantastic attraction in the Cheshire region suited to family days out as well as school and corporate visits.  The "Jawsome" sharks are a sight to behold and new for 2010 is the Tarantula Tower.  You can save time and money by bookings online and at the moment they are offering a discount of £2.00 per person when you book this way.  Winner of the Visit Chester and Cheshire Best Tourism Experience of the Year - you can be assured of a fun and educational day out.  Look out for special events throughout the year including Boo! Planet Halloween and Otter Month.
Powis Castle and Gardens - SY21 8RF

This National Trust site is one of the finest in Wales. The stunning castle was once a medieval fortress and has been remodelled several times over the last 400 years. The Great Hall is home to some amazing collections of paintings as well as sculptures and tapestries. The gardens are world famous with stunning areas of French and Italian style as well as a gorgeous orangery. Children's activities can be enjoyed during school holidays and on special occasions such as Halloween and Christmas.
Go Ape Cheshire - WA16 6RW
about 26 Miles
Out of all of the Go Ape! courses the one in Cheshire is the most spread out and it takes staff ten minutes to patrol the site on bike - which gives a good indication of the size of this place.  If you're looking for an adventurous and memorable day out then Go Ape is highly recommended.  Trek through the treetops, swing between the trees and enjoy zip wire rides all as part of your experience.  This attraction opens every day from the end of March to end October and is open on weekends in November.  Go Ape Cheshire is closed every Tuesday except school holidays.
Shropshire Wildlife Trust - SY3 5FB

This is a fantastic attraction in the Shrewsbury area of Shropshire.  Designed to provide children with a fun and educational experience the whole family can learn about wildlife here and the outdoors.  There are 38 nature reserves in total and visitors are welcomed and encouraged to enjoy the area by taking part in walks, talks and regular events.  Check out their website for the latest events such as Apple Day and Wildlife through the Seasons.

The Seaquarium in Rhyl is a fantastic choice for a family day trip offering the chance to meet strange and exotic marine life from all around the world. The sea animals here come from the depths of the Amazon, Pacific & Indian Oceans as well as from around UK shores. Slimy Eels, scary Sharks and creepy Piranhas are all there to be seen as well as beautiful and elegant Rays. The site also has a café and a gift shop where children can pick up a souvenir. A ticket for a family of 4 is just £27.00
