About Hilltop House

An outstanding Grade II listed detached country home set in its own grounds on the outskirts of the village of Starbotton, one of the real gems of the Yorkshire Dales National Park. This former farmhouse is set within fifteen acres of gardens and grazing land and provides stunning holiday accommodation in this beautiful area.

Over the years it has changed from a humble farmhouse to an elegant family home with several early Georgian additions. Various colourful characters have occupied Hilltop over the years, including a well known Huddersfield businessman who collected over 140 paintings, many of which featured Hilltop and the surrounding area, and were affectionately known as the Roebuck Collection.

From the moment guests enter, they will be enchanted by the character and charm of the place, with the old date stone 1610, exposed stoneworks, old beams, listed meat safe situated in the ceiling, tiled harlequin floors, mullioned windows, parquet floor and much more. The house features a fabulous kitchen with superb inglenook fireplace incorporating an AGA, together with hand-built units and oak and granite worktops.

There is a spacious dining room with woodburning stove, piano and recessed window seat to take advantage of the lovely views of the front garden. On either side of the dining room are the sitting room, again featuring a beautiful inglenook fireplace with an open fire and the original drawing room which has a large screen TV, an ideal room for relaxing.

A useful cloakroom and a small music/library, ideal for a quiet reflective glass of wine, complete the ground floor. Upstairs are four stylish bedrooms, including one with an en-suite shower, with three other bedrooms providing spacious and flexible sleeping arrangements and all but one boasting fabulous views.

Outside, in the annexe, there are a further two bedrooms, one with an en-suite shower and one with a kitchenette having the added benefit of being on the ground floor with fabulous views across the gardens and up onto the fell. Relax and enjoy the delightful walled cottage garden with herbs and mature flower beds overlooking the attached paddock; or sit back and relax in the superb hot tub where you can enjoy magnificent views of the Dales countryside.

Hilltop House Reviews

This was a fantastic holiday stay for 8 of us family, with plenty of space and bedrooms to boot. The house is beautiful, immaculately presented and above all clean. The owner kindly called me on arrival to make sure everything was ok and working, which was a thoughtful touch. The location was perfect for us too, with incredible views!
Beautiful house and annex with wonderful garden and attached paddock for the children to play. Very good facilities in delightful small village of Starbotton with pub and Pizzeria. Can highly recommend.
This was our third visit to this superb property, for a very special celebration. All of us agreed that the house and its amenities are unbeatable, and this yer the recent decorations were outastanding. We had a wonderful time.
Lovely property and hot tub. 9 adults and 3 children all had a good time. Maybe a few extra towels would be helpful. House warm and comfortable
Sharon
Beautiful property, thoroughly enjoyed our stay.
Fabulous week in a beautiful home. Spotless and welcoming. Great hot tub in perfect scenery, tucked in the Yorkshire Dales. Highly recommend staying here.
What a lovely Holiday home. Super spacious, lovely location, everything we needed. Shame about the Yorkshire weather but you cant have everything!!! Would definitely book again.
We had a lovely stay in Hilltop House in September. It was a perfect location for three generations of our family to get together for a long weekend. Although there were 12 of us the house still felt as though there was lots of space and the hot tub was an added bonus. We cooked on two of the nights and found everything we needed and had a lovely Sunday roast at the local pub. I would definitely recommend the cottage to friends and would stay again.

Great accommodation for a large family holiday

This is an amazing property in an absolutely beautiful setting. It was perfect for our family gathering with lots of space for everyone both inside and out. We particularly loved the big kitchen with an Aga, large table and everything you could possibly need. The only thing that could have been better was the weather but we still managed to have some time outside having a barbecue or a glass of fizz in the hot tub. The new decking area and furniture is fabulous and you cannot beat sitting there looking out at the spectacular scenery surrounding the property. All in all amazing and would love to return, Claire McNab & Family

A really lovely property very comfortable stay.

Wow!! This was absolutely the perfect location for our international family reunion for Xmas 2022 after 3 long years of Covid . The house is spectacular, warm and welcoming a 17thC house, tastefully furnished. There was plenty of space for us all to spread out including a 2 bed annexe. Beds were very comfortable. And it was spotlessly clean. The hot tub was a real hit especially in the snow. We did lots of walks from the house there are lovely pubs in both directions up and down the dale and a lovely pub in the village only 2 mins walk from the house. Communication was excellent. Thank you we will hopefully be back to stay on our next visit.
Absolutely stunning house in a stunning area! We had a girls weekend away and all came back relaxed and refreshed
Michael
A great place for a family celebration. The house was wonderful and the local pub outstanding.
Very minor things there were no bin liners the cleaners had left a note apologising The dishwashers didnt work very well and there was no salt or rinse aid to refill it.
Beautiful home and place to stay. Had everything we could have wished for during our break, so comfortable, especially the beds, the hot tub was the icing on the cake. Although there was 11 of us there was plenty of space to enjoy and never felt you were on top of each other. Surroundingslocation were idyllic, lovely village and couldn't believe how quiet it was in the garden. Not a criticism, but another shower in the main house would be beneficial, even it was just a shower spray on the downstairs bath. We all had a great time and hope to return again in the future.
Andrew
10 of us had a weeks stay in the beautiful House. The house really is as good as the pictures on the website and easily coped with us all. The hot tub was a delight. We would certainly highly recommend this property. The local pub in the village served a delightful evening meal and the staff were so welcoming.

We had a fantastic stay, the property is lovely and spacious inside and out. Lots of character and original features, location is amazing for outdoor activities. Pub a few mins walk with other small villages nearby. Owners are extremely helpful and accommodating for any assistance needed. Look forward to returning in the future.
This is a beautiful cottage for a large family. It is in a small village within a short driving distance to local towns and villages. It is well equipped with all household items and plenty kindling for the fires. I went with a family if 11, the house never felt crowded there was loads of space for us all to play board games together in one room and lots if smaller rooms if you wanted some quiet time to watch TV etc. There is a village pub that was very accommodating as we were celebrating a 40th wedding anniversary and went there for dinner. The staff were fantastic in accommodating us. I would love to visit this village and stay in this cottage again.
George
The house and its annexe met our requirements and offered a home from home environment where our whole family could be together. The facilities were really good and the hot tub was an added bonus. The area offered so much to do for all ages and the scenery is amazing.
Lovely cottage, enjoyed family meals in the kitchen and dining room, granddaughters loved the hot tub. Plenty of space would definitely go again
Great place to stay with beautiful grounds and views, I would highly recommend to a big group with children. Brilliant facilities and very comfy beds!
Amanda
The house was just perfect for a relaxing break.
Michael
A really lovely house in a splendid area. Beautiful scenery and a quiet area . We will return. The staff looking after the large garden were a delight .
Lovely place to stay. Owners undersell its better points like the enclosed garden etc ideal for families. Hot tub. Well kitted out. Only drawbacks were worn and none too clean looking carpets and the small bed coverings for the annexe double. Our room was magnificent and the children all managed the stairs well. Something for everyone.. if you were to cook a large meal for twelve, you would be somewhat constrained by the number of rings and ovens but that said, an Aga is idea for a cottage in a walking area. Friendly villagers and pub, never got to try pizzeria. Next year?
Fantastic place. The house is amazing. Would 100 recommend and will certainly be returning. Shame you cant take dogs.

Wonderful house. Well equipped. Lovely setting. A real treat for us. Thank you.
We were a party of twelve including four children. There was space for family time or time alone indoors or out. We thoroughly enjoyed our holiday exploring the house, grounds and surroundings.
Hilltop House is a lovely place to spend a holiday in the Dales. It is comfortable, beautifully maintained, and actually exceeds the photographs. Highly recommended.
We were a family party of eleven, currently living on three continents, and we agreed that only one word was needed to describe our holiday together at Hilltop Superb! The house itself, and its position on the hill above Starbotton, is spacious and tranquil, and both the quality and quantity of the furnishings and equipment could not be better. We enjoyed a nearperfect week who minds a few hungry midges? and cannot recommend Hilltop too highly .
Excellent house in a beautiful location.
Our second visit to the wonderful and welcoming house. Full of character throughout a really fabulous retreat, excellent local pub a short walk away.
Claire
We were caught out by how wintry and hilly the drive was from Scotland. I realise this is our own fault for not planning better, but it may be useful information to pass on to future winter guests coming from the north. It is possible to avoid high level, single track roads by going via Skipton, but on our way there using the most direct route, we had the combination of snow, ice and fog making the drive quite treacherous.
Such an amazing place in a great location. Really helpful owners made sure there was never any worries.
What a beautiful cottage! I booked this lovely home for 12 of my family, including two children, for 1 week in December. It was impeccably clean and the beds were the comfiest we have ever slept on! The living room was very cosy and we kept the log fire going all week. The host was kind enough to decorate the house with Christmas trees which we appreciated and the hot tub was clean and warm for our arrival! The location was great for walking and wildlife. The only thing that would improve this house would be putting the larger television in the larger living room, with more sofasarmchairs to accommodate all 12 guests. Otherwise a perfect stay and would definitely recommend! 5 stars!
Hilltop House is an amazing place. The internet pictures don't do it justice at all. It exceeded our expectations and we had the most amazing time. With three generations sharing the house for a retirement get together it couldn't have been better. Excellently equipped and stylishly furnished. Super comfy beds, hot tub , gorgeous gardens kids loved the rope swing views from virtually every window. I could go on and on ! House keeper was very helpful and the owners attentive and informative throughout and went the extra mile. The pub in Starbotton operates very part time but a gentle and very pleasant walk down the river to Kettlewell takes you to several pubs all of which were very welcoming. Would we come back ? ..... without a doubt, and very likely will one day . If you want a celebratory dinner,as we did, but don't want to cook, speak to Duncan at White Rose Catering. We renewed an old business friendship with him and he cooked us a wonderful meal at the house, truly special. Don't hesitate to book this gorgeous place, you wont be disappointed.
We loved the house, a perfect location to stay to visit the dales. The house itself had everything you need for a relaxing holiday. The hot tub was used everyday, after a days trekking it was lovely to relax in to soothe our tired muscles.
Lovely house in lovely location. Could do with ordinary cooker as Arga is restrictive. Warn people to watch their heads on low doors. Only one large pan which could restrict cooking for large numbers.
Christine
Hilltop House is very special, lovely property with excellent accommodation in a beautiful setting. Very attentive owners too. Thank you for a great week.
