An ideal cottage for couples either looking for a romantic getaway or those wanting a longer holiday with lovely walks right from their doorstep, quaint villages with interesting histories to visit, coastal resorts within easy driving distance, or just a relaxing break from the hustle and bustle of everyday life.

Luxuriously appointed throughout, Pump House has been transformed by the owners into a spacious, contemporary self-catering holiday cottage where guests can enjoy time together. The open plan living area with its sumptuous seating is perfect for settling down with a good book or a DVD and a glass of wine in the evening.

The modern fitted kitchen with its well positioned breakfast bar lets you start the day enjoying the lovely views over the Sussex countryside. If you are bringing a dog with you on your holiday, then a place below the breakfast bar has been specially left large enough for any size of dog bed!

The attractive bedroom also benefits from having a separate dressing room next door, so debating what to wear can be done in private, while your other half enjoys a longer lie-in. Outside, guests have their own enclosed garden with views over glorious countryside, but adding even more appeal is the hot tub where you can relax, chat and enjoy all that this very special place has to offer.

Pump house was spectacular. Clean, comfortable and all essentials provided. Loved the views, wonderful privacy and enjoyed the relaxing hot tub. Close to so many places to visit. Thankyou for a great stay.

Great place for a couple looking for a peaceful getaway but with easy access to the south coast and plenty of other places to visit. Would of given it 5 stars if the garden was accessible from the house not good early hours of the morning when the dogs needed to go out or to get to the hot tub which was preset at 37 degrees which was not quite hot enough for us In the October temperatures

We spent a lovely week at Pump House. Enjoyed the grounds of the main house with space to exercise our dog. Very dog friendly hosts. After big days out visiting sites and long country walks it was great to relax in the hot tub with a glass of wine.

Lovely property in beautiful grounds. Everything we needed was right there in the Pump House. The freezer and washing machine were especially useful hidden away in the cupboard under the stairs. Thanks again for decorating the place up for Mike's birthday.

We had a lovely Christmas at the pump house. Very comfortable with everything we needed including to make our Christmas dinner. Lovely bed and a great sofa to relax on. Despite the terrible weather there was one nice day that we were able to use the hot tub. Our first experience and it was lovely. The only slight negative is to be aware that the TV is just a TV. The internet speed is so slow you cannot stream anything. It would have been useful during our stay to be able to watch Netflix Amazon etc as the weather was so awful. This is the only thing missing from this lovely property.
Lovely accommodation in beautiful surroundings. Excellent hosts, very warm and welcoming. The dogs loved the walks around the property. Some lovely scenic walks right on the doorstep. Will definitely stay again.
One of our best holidays. We loved it here and so did our dog. What a treat waking up and starting your day with a stroll around the owners 10 acres! The property was well decorated and clean and the area in general had everything we needed to buyvisit.
A five star location, quiet, restful, the perfect retreat. Everything you will ever need on site and if not just ask and you will get a quick responce me thinks from the great hosts. Thank you. Spent two weeks of bliss and would certainly recommend, really nice surroundings, huge garden with lakes to take your mind of any stress you may have and fenced in all round for large dogs, little ones watch in places with wildlife lifting fence. Plenty of attractions, nice fairly local pub The Bulls Head near Hertmoncux with great food every visit. Pump House and pub Highly recommend.

Thank you for another lovely stay at Pump House and the welcome gifts. We wanted a holiday which was relaxing and that's exactly what this place offers. Pump House is exceptionally beautiful and clean. The bed is so comfy we slept really well. Outside is so peaceful all you can hear is the birds. Superb scenery. Enclosed garden which we needed for our dog. Afternoons spent in the garden with glorious weather to sunbathe and relax in the hot tub. Even our reactive dog was more chilled than at home! Absolutely nothing to fault. We enjoyed it so much we booked for a third time within 3 days of returning home! See you next year and thanks again

Great place and particularly perfect for anyone with dogs. Private fenced in area a few short steps from the front door with a dog guard provided for when we wanted to have the front door open. Large grounds for walking the dogs in the evening. Very well equipped kitchen and comfy settee for relaxing whilst watching the TV. Good shower and roomy bedroom with a dressing room adjoining. Washing machine a bonus as meant I didnt have an huge washing to do on return home. Owners are lovely, on hand if needed but let us get on with holiday otherwise. Cant recommend too highly. Planning to return next year.

We had a really nice time at Pump House in its beautiful grounds where we were able to wander around and enjoy the wildlife which was great for our Cockapoo to enjoy the walks in. The cottage was very comfortable and very well equipped with everything you could possibly need for your holiday including a bottle of winemilkdog biscuits on arrival and was well placed to reach most places along the south coast including Hastings and Eastbourne. The owners were very welcoming and although we didn't need to contact them much during our stay they were always available if required. We would have no hesitation in booking Pump House in the future.
Would like to say we had a wonderful break. The cottage and grounds were fantastic. The bottle of wine and milk was a nice to touch. They were very helpful in taking me to the garage to get oil for my car.
Almost perfect for us. A few MINOR tweaks would make it so. The owners were away so we had rhe pump house and the beautiful grounds all to ourselves. A bottle of wine had been left for us as a welcome gift. A lovely touch. There was actually no cupboard for us to keep food in. A bread bin would have been good but everything was clean and we were very comfortable.
Would have been nice to have private access to your back garden. Only access is your door to owners front garden which having a dog we had to keep door closed. We also found the sofas not very comfortable. Overall we had a great stay, Owners very friendly and accommodating.
We really enjoyed our stay at Pump House. The hosts, Pauline and Mike are lovely people and we enjoyed chatting to them while we were there. The house was well kitted out and everything was perfect. Our dog was welcomed and he enjoyed the closed in garden while we enjoyed the hot tub. The surrounding property has a beautiful garden with ponds and a forrest area a credit to the hosts for maintaining such a beautiful garden.
Idyllic setting nestled amongst the countryside yet less than 10 minutes away from the local town for amenities. We truly enjoyed our stay at the Pump House as we used this as our base for the week of dog walking in and around the coast. The layout of the property was surprisingly spacious and the extensive private grounds were ideal for the dogs to have quick run morning and evening. The jacuzzi was a delight for soothing the aches after miles of walking, coupled with the extremely comfortable bed seriously comfortable! for ample recuperation ahead of another day of walking. Overall a very enjoyable experience and we would not hesitate to return again. Many Thanks!!

Have just had a relaxing and comfortable week at The pump House. Not only was the house clean comfortable and very quiet,it was set in the most lovely surroundings,also,felt extremely safe and secure. The owners were very helpful and although we didnt see a lot of them always knew they were available in case we had any queries.would highly recommend
Lovely spotlessly clean cottage set in the owners beautiful grounds. Even though the cottage is next to the owners house detached, they give you a warm welcome, but then leave you alone, but are also there to help if needed. The cottage is very well equipped and has everything you need and is a real home from home. The enclosed garden accessed via a very short path through a gate at the side of the cottage is dogfriendly. The view from the garden is stunning, and coming back to the cottage after a day out sightseeing and exploring, and then chilling out in the hot tub looking at the amazing view is just what the doctor ordered!

Everything we wanted for our perfect holiday. The cottage was very clean, super comfortable and well equipped. The cottage accepts dogs, we are not dog owners but you would never know a dog had been in this property. Located in a very quiet, peaceful setting. Lots of interesting places to visit within easy reach. A lovely warm welcome from Pauline. We really could not fault our stay. Thank you.

We had a really lovely experience and it was just what we needed to unwind. The cottage was clean and inviting with lovely views. Everything was included for what we wanted and our dogs enjoyed the surrounding and country walks.
Was a lovely touch to walk in to the accommodation having Christmas decorations up and homemade mince pies waiting for us. Couldn't fault the property or its owners would highly recommend.

1.The lighting in the bathroom could have been more brighter . Difficulty in seeing when shaving etc 2. A little concern over there being only one door in and out of property ie if there was a fire there is no other way out. Otherwise a clean well looked after property with excellent heating during our stay in the bitterly cold weather, owners very helpful and bags of room in the property grounds which our German shepherd loved to run
Beautiful property, clean, comfortable and in a perfect location to explore the area. Having the hot tub was a lovely touch and we thoroughly enjoyed using it, even though the temperatures plummeted during our stay. Having such wonderful grounds, was an added bonus to walk the dogs first thing in the morning or at the end of the day. Overall a fabulous stay, we would highly recommend and consider returning again. A lamp in the lounge would have been great to add some light, when the spot lights which were very bright were not on, and perhaps a stairgate to stop the dogs going upstairs would of been of help. This did not make our holiday any less enjoyable, but felt it may be a helpful suggestion for future guests.

Had a fantastic week away at the pump house. The house itself is just what you need for a couples holiday with access to the picturesque grounds and a wonderful view of them from the hot tub. Pauline and Michael are fantastic hosts with useful information about the grounds and local areas.

Overall we had a lovely time at the pump house. Pauline was super helpful and the home was clean and cosy. We definitely will be staying again. The wifi was a bit unstable but thats to be expected as it is a rural area. The tv was a bit temperamental too but we came to relax and enjoy the countryside so not a big deal for us.

We stayed at the cottage to use as a base for visiting family we had not seen for a while, and it was an excellent place to stay warm, comfortable and everything we needed. Having a dog friendly garden in quiet and picturesque setting with seating and hottub was a treat. Good area for walking and easy access to countryside and coast. We hope to return next year. .
A beautiful property with a bottle of wine on arrival, made a lovely touch. Wonderful location, the 10 acres available to you during your stay combined with the hot tub are fab. Really enjoyed our time and would recommend, the dog could not get enough of the freedom to run. It is remote, but also offers the ease where you can venture out and about and get to places easily. We had the most wonderful stay at the Pump House. Its set in the most idyllic grounds, which include three beautiful ponds and woodland. The Pump House is central to lots of local attractions including Herstmonceux Castle, Birling Gap, Seven Sisters and Battle Abbey. I would highly recommend staying here, youll find it clean, very comfortable and perfect for a relaxing stay. Pauline and Michael are wonderful and helpful hosts.

What a wonderful find. Thoroughly enjoyed ourselves as did the dogs who are completely exhausted. Beautiful, peaceful, clean place and I tried to book again for next year but alas already booked. Don't miss out. I'll def return. Loved it
What a delightful cottage. Everything in there you need, some reviews mention no dishwasher but certainly for us this was not an issue, there is a stand alone fridge and a seperate freezer which is good no little icebox in a small fridge that is no go to anyone. There is a huge flat screen TV with one of the most comfortable settees I have sat on to watch it from, although so peaceful in the garden and with a super hot tub that is easily big enough for 4 people that you probably will not watch much TV. Pauline and Michael were great hosts and despite living very close by left yourselves to yourselves but always available for any issues of which there were none. We really want to visit as any coastal places in UK as we can so do not normally return to a cottage but this will probably be an exception.

Spring Bank Park Farm - S21 5RH
about 13 Miles
This lovely farm is located in South Downs National Park - a stunning setting for a family fun day out in Sussex. The farm shop has recently opened and is a real delight to visit.  Of course the main attractions are the farm animals which include goats, shetland ponies and chipmunks.  The regular meet the animal sessions are very popular too.  Look out for special events throughout the year including Easter Fun, Halloween and Christmas activities.
Bodiam Castle - TN32 5UA
about 13 Miles
Bodiam Castle (National Trust) was built in 1385 and much of the exterior of the castle is still in tact although most of the interior was destroyed during the Civil War. The castle and grounds are a popular attraction in Sussex and have a children's activity area and a year round events programme including Bonfire night firework displays and Halloween spooky pumpkin parades. On selected date's visitor's cam meet real castle characters and get an insight into castle life.
Bedgebury National Pinetum & Forest - TN17 2SJ
about 14 Miles
Bedgebury National Pinetum & Forest is another very popular attraction and is great for families as there is loads of open space for children to run around. Bedgebury is home to the beautiful National Pinetum and a further 2000 acres of forest as well as an excellent adventure play trail. Families can explore the site via the miles cycling routes and for the more experienced rider there are also 12 km of mountain biking tracks. The specially designed play area features a butterfly climbing wall, a spider's web, a ship wreck and tree stump nest tunnels. Other activities include Go Ape aerial ropes and a brand new zip wire course.
The Hop Farm - TN12 6PY
about 21 Miles
The Hop Farm offers fun for children of all ages and the fun starts as soon as you enter with Giant Jumping Pillows and huge Outdoor Play Area and Frame with Slides, Bridges, Towers and much more. There are also a number of rides including the gentle Victorian Carousel. A ride on a Shire Horse is a great way to explore the park and as you wander around you will find the fantastic Lost World Maze, the Magic Factory and the crazy 3D Great Goblin Hunt.
Holmbush Farm World - RH12 4SE
about 26 Miles
Holmbush Farm World is a good choice for animal lovers and is particularly popular with families with younger children. The farm has lots of friendly animals to meet including Lambs, Pigs, Sheep and Goats. Fun family activities include Tractor Rides, Goat Racing and Cow Milking. The site also has plenty of open space for children to run around, picnic areas and an indoor Play Barn as well as a Tree House.
Imagine Playcentre - TN23 7UT
about 29 Miles
Great Kent attraction and actually the biggest play centre in Kent.  From babies right through to toddlers and juniors there is something to suit all ages.  For roddlers the under 5s play frame has a host of activities including a tube slide, ball pool and funny mirrors. Juniors will be attractoed to the Imagine Village where they can drive little cars on the specially designed roadway. If you live locally this is also a great place to meet people and make new friends.
