Had a fantastic few days with all my family and 2 dogs. The house is top quality and so well equipped with everything you need for a great family break. The hamper was a real bonus on our arrival and much appreciated, really enjoyed the outdoor spaces around the house and the view from the deck is beautiful. The games room was a great extra also with the table tennis and air hockey, we personally wouldve loved a dart board also but thats just our personal preference. Will hopefully be back again next year.
We had a fabulous 2 week stay here, the photos on the website do not do it justice. The house has everything you need to make your stay enjoyable and the sea views are amazing. We did have a few problems, the sink in the kitchen and one of the ensuite showers was not draining which resulted in the drains over flowing on the patio, and we also ran out of gas. We rang the emergency number and they came and sorted the problems on the same day. We could not fault the service we received. We also queried why there were no pool ques or balls, and they advised us the owner decided not to replace these items due to the constant misuse. I would suggest this is removed from the listing. This would not stop us rebooking this amazing property in the future. We hope to return.

Wonderful house for a family stay it is large, warm, comfortable with lots of books and toys, plus a games room and hot tub. The kitchen is well equipped with plenty of tools, plates, cups, glasses.We asked for a cot and 2 high chairs which were provided. The view of Cardigan Bay is lovely. There is a playground nearby and a pub the Black Lion with a gerden and play area within walking distance. A minor problem with a sink was rapidly dealt with.
As a family of 10 adults and 2 children we had such an amazing stay. The house was gorgeous, really spacious, the bedrooms were all decorated to a high standard and comfy! The living spacekitchenterrace is just perfect and we spent a lot of time as a family using this area. The views are stunning, and the patio garden in the evenings with the sun shining was great to let the children play, and enjoyed the company of the sheep! Having the hot tub was a great bonus! The hill was a bit of a challenge for a couple of our less mobile family members, but majority of us were up and down the hill daily. All in all, I would not hesitate to recommend this house to any familygroup! Thanks for a wonderful stay.

What a fab house! Perfect place for a birthday gathering we had a wonderful week. It's really refreshing to stay at a house for large groups which is so well equipped the range and number of glasses alone was a revelation! Everything is so nicely decorated and laid out, clean, tidy, easy to find apart from a mop, would have been very useful, and maybe a couple more tea towels? there was nothing significant that we felt we missed. One thing to note the jets on the wall side of the hottub weren't working, and the pool cuesballs were missing from the games room...but honestly, the view, the location, the comfort especially the fabulous beds were wonderful. Hugely recommend The Lime Crab on the pier for outstanding chippy tea, and a wander to the little church yard that you can see from the deck. Prepare your thighs for the walk back up the hill from town Will certainly be bearing in mind for a return visit thank you!

Excellent property with stunning views overlooking cardigan Bay. No faults at all with the property . Well stocked for cutlery ,towels etc. Appreciated the welcome hamper also . We was a large party eldest 78 and youngest was 8 months . Situated on a steep hill which we were aware of but did need a car because of this due to mobility of a member of our party Would definitely return and recommend.

We had a great holiday the house was perfect for our family age range 2yrs71yrs everything we needed. Also great communication from the owner.
We had such a lovely holiday at Ty Ni, the property was beautiful with lovely views out to sea from the terrace. Steph the property manager was really responsive. Shame we couldn't get the window fixed whilst we were there but it didn't spoil our stay. The kitchen was equipped with everything you could need for a group with plenty of plates and cups and glasses. The kids loved the games room and kept them very well entertained. The beds were very comfy and the bathrooms all beautiful. Would not hesitate in recommending this property for others, there was plenty of room for us all 5 adults, 4 children and a dog.

Ty Ni is a beautiful spacious holiday cottage, the views were stunning lovely quiet location. Quantity of equipment in the kitchen excellent some of the crockery had chips but we managed not to use those. Lovely bathrooms, cleanliness very good, my only comment would be bath towels a little on the small side. Games room a little disappointing we couldnt use the pool cues these were replaced after a few days. I will recommend this cottage to friends.

We thoroughly enjoyed our stay at Ty Ni in spite of dodgy weather. The house is spacious, stylish and well positioned for walking down to the New Quay beaches. It coped very well with our party of 14 people and 2 dogs. There was plenty of space to spread out and everyone loved the hot tub.
An absolutely beautiful house with everything and more you could wish for. The photos do not do the place justice ! There was plenty of space for 14 of us and two large dogs. The views across to the sea are spectacular and we were pleasantly surprised that it is only an 8 min walk to the beach a bit longer back uphill but anyone who knows New Quay will forgive that !

Just returned from a sunny week in Newquay. House was perfect , well equipped with everything you would need for a big family. Fully recommend this house. Only fault I could say is a lack of outside garden furniture, especially with this nice weather

The property is lovely and a great venue for a large family gathering. The beds are very comfortable. House warm and, despite size, cozy. Any issues were dealt with. The location is amazing although up a steep hill. Sufficient parking for at least 4 cars. Games room too cold to use while we were there but a good facility.

The house was absolutely amazing! It was perfect for our family, it was equipped with every electric appliance, cutlery, pots and pans etc! We was surprised with how many things you provide. Beautifully decorated, every room was clean. modern and lovely to stay in. Very comfy beds ! House was so big, spacious. The view from the bedroom was amazing, we definitely do not wake up to a sea view in Birmingham

Although not a petting farm the farm is still very family friendly with plenty of fun activities to keep children happy. The farm has a good sized play area and plenty of picnic tables as well as a Farmyard Heritage Centre where visitors can learn all about Welsh farm life and about the mystical Legend of Merlin. Get there early if you want to watch the cows being milked!
