Lovely place to stay. Pool area was fab and kids enjoyed it. Problem with pool temperature (too cold then too hot!) when we were there but hopefully owners will sort. Games area was a hit with the kids as well. Beautiful views. Cottage we were in needs a bit of TLC but owners doing a refit of it this winter I understand.

Our welcome card and wines were a super surprise, thank you. We had comfy couches, plenty of pots, pans, plates and cutlery - which is quite unusual in a rental - plenty of parking. Nice drive down to Lynmouth, which was well worth the visit. It was all in all a great find. I would definitely recommend the Meadowsweet cottage.

What a great place to stay. All of the facilities were in perfect working order, we used them all, pool, games room, jacuzzi were brilliant. The cottage itself was very comfortable and worm, we all had a very relaxing stay thank you to our hosts.

Kitchen came very well equipped, so much so we had to shuffle the cupboards around to make space for our food! We really enjoyed our stay despite the weather being really awful. The pool was great and the accommodation comfortable and had everything we needed. The location is perfect for exploring the north Devon coast with lots of things to do within a short drive. Our teenage children particularly enjoyed their surfing lesson at Woolacombe beach.

We had a really lovely, comfortable stay in Meadowsweet cottage. The kitchen was very well equipped from utensils, crockery and dishwasher and washing machine. Even with 10 of us, it never felt overcrowded and the living room accommodated us all very comfortably, as did the dining area. The swimming pool and gamed room were excellent. A pity we did n't get to use the extensive grounds or barbecue facilities due to wet weather. ' Everything I dreamed of' said our 4 Yr old!

We had a fab stay in Meadow Sweet. The children loved the pool and the adults the hot-tub! Going in the school holiday meant no access to the sauna which some of our party would have enjoyed. Smythen Farm is well situated within easy reach of many attractions, so a good base for your adventures.

For a cottage stating it slept up to ten people two bedrooms were very small- one with no room for storing clothing at all. There was only one key for the cottage which was entirely inadequate given that 10 people may not wish to go out together and return at the same time on every occasion. The games room was enjoyed by the children but the outsid e play equipment was very minimal. Very nice views.

Meadowsweet was perfect for our family weekend away. The open plan living area suited us really well to relax and share meals comfortably round the large table The indoor pool being so close to our cottage was great especially with two young children. We had lots of fun in the games room and enjoyed meeting the donkeys and Shetland pony. The locati on is in beautiful Devon countryside.

Would definitely recommend smythen farm cottages, stayed at Meadowsweet during January for a 40th birthday with 5 adults 4 children and 2 dogs. Beautiful cottages in stunning surroundings with all the amenities needed for a comfortable stay. On arrival had a small issue with the television and water which were both sorted immediately with minimal f uss or disruption. We will be looking at returning in the future for sure.

Lovely holiday cottage, kitchen and living area are the most comfortable and social that I have ever been to. Lots to do in the local area although you do need a car. Pool and jacuzzi lovely. the bunk bed rooms are tiny though

Amazing views and very clean land. We stayed at the Meadow Sweet cottage at the Smythern family farm. We were two families and had an amazing time. The location was brilliant and the games room and pool were a bonus. Exmoor Zoo is described as a "family zoo" on their website and it certainly makes a great day out for families. There are many exotic and rare animals as well as birds to see which are living in natural surroundings. Some recent improvements at the zoo include a new 5 metre tower at the cheetahs and raised walkways at the "beast". There is also a new viewing platform over the sitatunga. As well as the amazing animals to experience there are regular fun activities such as face painting, daily events and zoo trails.
