Lovely farmhouse in a beautiful location. Neighbours are the cows and sheep, plenty of footpaths to wander off on and the hot tub is there to relax in when you get back. Bala barely a 10min drive ,has pretty much everything you need shops, pubs and takeaway wise. The rest of Eryri and coast is pretty much all within 30-45 mins drive. Beware the odd RAF trainer, they can get very low! Owners very friendly and only a phone call away if you need them, but otherwise leave you to get on with it.

Fabulous farmhouse in beautiful setting. Views to die for. Very peaceful but pnly 5 mins drive from Bala. Kitchen more than well equipped. Spacious rooms. Whole place was very clean. Would definitely recommend
Nicola
Fantastic accommodation, with spectacular views. Enjoyed evenings in the hot-tub, bbqs and log fires. The property is on a working farm, so it was lovely waking up to cows and their calfs, sheep and lots of little lambs. The only downside is the accommodation is listed as having a fishing lake, which was one of the reasons why we booked this partic ular property. However, the farmer told us there have not been any fish in the lake for years!!! Disappointed. Bala is a lovely, welcoming town.
Elizabeth
We had a lovely stay, the cottage had everything you could need. Good location not far from Bala. The hot tub was a real treat!

The Watering Hole is the perfect place for a rural getaway, its about an hour from Snowdon which was the purpose of our trip and about 5 minutes from Bala, which has a beautiful lake and ample shops/eateries. The cottage is on a working farm and easily housed our two families and a spaniel, we were encouraged to walk around the surrounding fields a nd visit the pond. The hot tub is huge and, as promised, it was ready to go when we arrived. A very good find!
Beverley
The property was in a private location surrounded by plenty of walking routes which were perfect for dogs and children alike, and also a short drive from the lovely town of Bala. The house was very clean and well equiped, thank you so much for a wonderful stay.
Alicia
We had a wonderful stay at the watering hole. It is a beautiful, well equipped property with stunning surroundings. The hosts are lovely as is Bala itself. With plenty of options to eat out or get a takeaway, it is also a comfortable driving distance to many attractions including castles and the beach. We would highly recommend and will definitely be booking to stay here again soon.
Sheila
Beautiful location, for views of miles around and plenty of walking across roaming hills. Bala a short drive away for all local amenities. We had a well equipped kitchen with everything we needed for a Xmas dinner and even had a lovely Xmas tree put up for us. The grounds where secure for two small kids and even smaller dogs. We all had a wonderful time surrounded by beautiful views.
Laura
Wonderful rural location with so much space inside. We loved the privacy of it and the hot tub. The doggies loved it just as much as we did. The house was so well equipped - everything was thought of and the bubbly in the fridge was such a kind surprise. Spoke to the owners a couple of times and they were super friendly. Thank you for having us

Absolutely wonderful stay! The cottage was incredible in a remote rural part of North Wales. Met the owner and some of their many sheep and cows which was great! The watering-hole is a 2 minute walk from the property on the farmland but this again was really great and separated off. Our dogs loved exploring the house and grounds. The hot tub was th e icing on top on a lovely chilly Autumn eve!
Lyn
Lovely farm house, thoroughly enjoyable week made even better by the central location of the farm house. Farmhouse was clean and had plenty of space for our party of 6. Brilliant communication with venders previous to and during visit. Thank you for a wonderful stay.
Rebecca
Absolutely beautiful place, so peaceful! Paddle boarding at Bala lakes is a must!!!!
Mark
Lovely quiet location. Wifi was very intermittent. Hot tub was very well used by the whole family.
Sophie
A very clean and comfortable property with plenty of space. The views of the mountains from the cottage are spectacular, the lake is full of wildlife and there are public footpaths in all directions from the cottage, a walkers paradise! The only problem with this place is that we did not want to leave.
Peter
We had a very good holiday here, superb location, peaceful and quiet but easy to get to and from. Hot tub was brilliant. Living room and sofas were comfy, kitchen well equipped. Bedroom were spacious and beds comfy. We enjoyed walking up to the watering hole and surrounding fields watching the cattle, sheep and horses. Beaches were accessible near Barmouth and beyond. Bodnant Gardens is fabulous and lots of areas to walk are close by. A relaxing holiday was had by the five of us and one dog.
Cynthia
The house was lovely it had a really nice atmosphere. Theres plenty of crockery and glasses as often you just get a basic number. The surrounding countryside is beautiful especially with all the sheep and lambs around.
Natalie
Highly recommend this cottage, we had a fantastic stay. The house was lovely, very clean and cosy and plenty of space for 6 of us. The surrounding were perfect, lots of wildlife, sheep and horses, the lake was gorgeous to view the sunset from. We went for a walk over the land down into Llanycil, up the lake to Bala and back up to the cottage on the road. Near enough to Bala to go out for a meal but tucked away enough to be private. The hot tub and games room were perfect. Thank you!
David
We had a beautiful stay! The property has everything you need while youre away from home and the views are stunning! Although it seems to be in the middle of nowhere its not too far a drive away from Bala centre by car. The kids and dogs enjoyed the lake at the property and the overall space around it. There are plenty of games to keep entertained and the hot tub was amazing! The beds are extremely comfortable! Saw the owners around every day and found them both friendly and very helpful.
Emily
Such a lovely holiday cottage. Homely, perfect location. Would recommend to anyone and would definitely stay again.
Samantha
Beautiful location, and cottage. Nothing was too much for the owners and we cant wait to return when the weather is better and we arent in the middle of 3 storms!
Michelle
The property was well equipped but quite difficult to find initially and not sign posted! Good amenities- the only thing I would suggest is maybe a shower upstairs as well as the downstairs, lovely bathroom but seems a real waste not to utilise the large space. The games room, due to its location outside its use is limited particularly at the time that we visited - February 2022 so it may be worth considering some sort of panelling to enclose the space so it can be used all year round.
Sarah
A lovely location, remote enough to b away from the wold, yet close enough to a local shop in the car. Clean and cosy, a home away from home. We had a lovely stay and will look to book again.

Only negative was that we wished we'd stayed for longer. Perfect accommodation for a one with dogs and we couldn't believe how well equipped the accommodation was. We will definitely be back.
