The only caveat is that the road outside is a busy one and on a hill, so that wagons and farm machinery can be quite noisy as they use their gears...farmers start early too! Excellent cottage with great facilities. Felt exceptionally clean which is always a good sign. The cottage is very cosy but modern with a wonderful kitchen. We could not have asked for anything better and we will be back at some point.

Absolutely fantastic house in a quaint little village near Barnstaple. Fantastic location to explore north Devon. Well equipped house with a nice secure garden for our dog who even had his own little welcome pack on arrival. If youre unsure on whether to book this or not, just do it, you will not be disappointed.

Highly recommend this fantastic cottage! We stayed for a week with our toddler and dog and were blown away by the finish of the cottage, it was excellently located, with a brilliant pub in walking distance, country walks and beaches within 15 minutes drive. Super friendly and amenable hosts, have already recommended to so many friends and family an d we only arrived home yesterday, will certainly be booking again!

Wonderful holiday home although modern lots of character everything you needed. Warm , welcoming ,quality bedding , comfortable beds. All mod cons. Dogs made very welcome, Kizzie loved the dog bed in the kitchen ,think she wants one for Christmas. Dog bowls, towel provided. We really enjoyed ourselves there and if we could take the house to another area we would stay in it again .We love the area but have spent many holidays there so that's the only reason we won't be back .Thank you again .

Lovely cottage equipped well. Good location to visit nearby attractions. Supermarket and places to eat are nearby property. We had a very pleasant stay, only downside is the fairly busy road that runs alongside property and you can hear the traffic noise from inside the property, however we would still recommend staying here.

This cottage is immaculate and beautiful with a lot of personal touches. The owner, Catherine, is really helpful. The kitchen was very well equipped for your own cooking and we also went to the pub down the road which is great for pub grub. The cottage is well located for the Tarka Trail, Instow (we recommend the Instow Arms upstairs for spectacula r sunset views), Appledore, Clovelly and all the beaches. And the hottub was great to relax in at the end of a day of walking or cycling. Perfect.

Little Oak Cottage is simply beautiful! We had a very relaxing time enjoying the hot tub in the evenings. The owner gave a very warm welcome and even our dog had a basket of supplies for a comfortable stay! The fans in the bedrooms really made the rooms more comfortable in the heatwave we experienced. There is plenty to do in the local area,- Westw ard Ho beach is great for dogs! Wouldnt hesitate to recommend a stay here.

Owner lives next door and greeted us on arrival. Hot tub was an added bonus! Highly recommend 5 star Dog friendly clean beach nearby in Instow and others in surrounding areas. Local pub Hunters Inn was friendly, good food and just a few hundred yards walk down road. Must sample Johns Deli and Cafes.

A outstanding and immaculately presented property. We felt right at home as soon as we walked in. It was spotlessly clean and well equipped. Ideally located if you want to visit North devon. The B3232 was a slight draw back for us. Large lorries using it as a cut through (signed alternative A roads being ignored) which would shake the house day/nig ht and make walking anywhere from here risky. However this was a minor issue and we would stop here again. Hunters Inn and Instow beach a must.

Exmoor Zoo is described as a "family zoo" on their website and it certainly makes a great day out for families.  There are many exotic and rare animals as well as birds to see which are living in natural surroundings.  Some recent improvements at the zoo include a new 5 metre tower at the cheetahs and raised walkways at the "beast".  There is also a new viewing platform over the sitatunga.  As well as the amazing animals to experience there are regular fun activities such as face painting, daily events and zoo trails.
