Booked for a 40th birthday, cottage was spacious and comfortable. Ideally located and had everything we needed. Bed rooms were clean and everyone had plenty of room . Social areas were well maintained and again didnt feel cramped. Hot tub could easily fit 56 people and local supermarkets could deliver to property meaning were could shop before we arrived. Would definitely recommend booking.
Great location, be sure to eat at Eagle and Child. The house worked well in terms of seating, cooking and eating. The beds were very comfortable. There was some mould on an outer wall in one of the bedrooms that needs attention. The carpets were grubby and the whole place could do with a deep clean. I had rung Sykes to enquire about the bedding one of our party has a feathers allergy but there was no response via the chat and it was impossible to get anyone on the phone. All bedding was synthetic by the way but these things should be declared.
When we arrived the hot tub was cold. 20 degrees . it took till saturday to warm up adequately. The bin outside was already overflowing so when we left we had no choice but to put bags by the bin. The CDRadio was broken. The house itself was lovely and clean barring a few spider webs could have done with an idiots guide book to the house . wifi code, heating, where to catch buses etc.
This location accomodation is perfect. My whole family had a fabulous break here and are looking to return next year. Only 1 negative, there was an accumulation of bin bags in and around the bin likely due to collection day on Tuesdays but, should be cleared prior to arrivals.

The photographs do no not do this property justice and our expectations were exceeded. The property was very clean. Information about where to find things like the WiFi password would be good, fortunately one of the younger guests was able to locate it, I did ask but was not informed until our return. There was some miscommunication regarding the baby cot, I had asked if there was a mattress with the travel cot, and was told yes. We only found the board like base that you find with a travel cot, unfortunately our Granddaughter could not settle on this, and they all returned home a day earlier due to lack of sleep. I would recommend the purchase of a cot mattress to put in the bottom of the travel cot

We had a Great time at Reston Mill. As there was 10 Adults and 2 Dogs we thought the property would be a little small, but we should not have been worried as there was enough room, and no feeling of crowding was felt. The Hot tub was great, we think it does need a better light outside. As for the general feed back,the facilities at the property are exelent, with new appliences evident, the fridge could do with a replacement allthough the back of the fridge was freezing the items inside did not seem so cold. In places the property is in need of an updating ie, some of the bedrooms to bring it up to the next star rating. Also there is an information folder in the kitchen but no basic info like, Wi Fi password,what to do to operate the hot tub, what is arround the property like shops, pubs ect. Also we did struggle to find Reston Mill as there are many Reston named properties around and when asked in the village were sent back and forth. hen all that was needed was a note to clients if entering Danes road from the top of the village its the first driveway on the right and if entering from the bottom of the village its the last drive on the left. But we would still give the property 100 and look forward to maybe re booking. Many thanks

We thoroughly enjoyed our stay at Reston Mill, we were a party of 8 adults and 2 children, great living space, was well catered for us all, enjoyed the games room and hot tub In a great location for Windermere, on a bus route can walk to the railway station, lovely village in walkable distance. Would definitely return to this property, thank you.
Property is perfect for big group. Lots of cookingware in the kitchen. Spoilt for choice. Everything you need. Very big. 3 toilets and shower area. Utility room for hanging clothes. Jacuzzi was ready and in good working order. The only downside is very difficult to call customer services. They always manage the acct online . Well, i would rather speak to someone.
Reston Mill is an absolute gem of a property. It was equipped to a very high standard and was incredibly comfortable, enabling three generations plus our four legged friend to enjoy a lovely week away. The hot tub and games room provided entertainment for us all and had regular use by everyone. Sadly, the inclement weather for part of the week meant we were unable to enjoy the lovely garden to its full potential, however it didnt stop us appreciating it. One minor suggestion is that a visitors book would be handy, as we always find that helpful when looking for places to visit or places or eat. This is something we missed in this property. We would thoroughly recommend Reston Mill and thank you for letting us stay.
Booked for 9 people for an 80th family birthday. Property was cosy,comfortable and had plenty of space. Kitchen had plenty of storage and utensils.A few improvements would make it even better that also have been left in previois reviews but not actioned. Chair in living room unstable, fridge freezer too small, games room requires attention too small to play pool, general cleanliness of property requires improving, internet described as high speed but constantly buffers, outdoor furniture requires attention, hdmi cable damaged in living room. A more detailed welcome pack would also be an improvement. The overall stay for the budget was worth it but previous reviews highlighting some of the above do not get actioned.......
The inside of the property was to a high standard of cleanliness and comfort and is very cosy and spacious this is the reason we booked as this was a large party for 70th celebration. The hot tub was not available to use the first night which this is one of the main highlights.. the bins outside were overflowing amd we could not get any rubbish in. The garden needs a bit of attention also such as the grass being cut . I would also say do your research as it does say local pub a mile away however rhe pub is shut on a Monday does not serve food on a Tuesday and only opens from 5pm to 9pm the rest of the week, the local chippy does not open until a Wednesday and the other nearest pub you need to have dedicated driver .

We had a great stay here, plenty of room and everyone really enjoyed their stay. The beds were comfortable and rooms a good size. Games room was great for the kids. Hot tub was fab! The carpets and couchs are in need of a good clean. Apart from that the place is excellent and we would definitely go back.

Fantastic cottage, only comment I can make is that the garden isnt fully enclosed and the dogs could get out. So other than that the stay was amazing and Id definitely recommend to friends and family
We had a wonderful time at Reston Mill, it was very comfortable and a brilliant size for 10 people. We enjoyed the hot tub and loved the giant kitchen table that everyone could eat at and the equally giant sofa that we all could share after a long day. The location was great and we were able to go to all the key tourist spots and explore the towns. Check in was easy thanks to clear instructions and we appreciated the toiletries in each bathroom. Everywhere was clean and tidy. There was a sign by the hot tub about the cleaning, but we were surprised that the hot tub cleaner came half way through our stay and didn't knock to let us know he would be cleaning the tub. We would have appreciated this being listed on the property ad before booking. We were also not aware that it meant the hot tub would not be up to temperature for the rest of our stay, rendering it unusable which was disappointing as it was one of the main reasons we'd booked the stay. We tried to speak to someone when this happened but as it was a bank holiday, we couldn't get through when we called the number listed. The salt and pepper mills were empty which we only realised once we started cooking, but we understand how this could have been missed, hopefully they will be filled for the next people. Also be careful of the single chair in the living room, it's very wobbly when you sit down on it! Otherwise, we had a great stay and would recommend this for a big group looking for somewhere restful and social after a long day exploring the Lake District.
Great holiday, perfect location for venturing into the lakes for hikes. Property is perfect, a little dated maybe but I have eyes for renovations so just look at these properties and how i would update them. Lovely and clean, gardens are beautiful and perfect for furry companions. Kitchen perfectly equipped. We couldn't find plastic glasses for the hot tub but did have our own anyway so wasn't an issue. The road is noisy, but the booking states it is so wasn't anything other than expected, nothing a set of ear plugs can't help with when trying to sleep if you're like me and like the windows open to sleep.
Enjoyed our stay and everything you needed was at the property. The closeness to the main road and noise coming from there was too much for us. Could not sit out and was heard everywhere in the house apart from the living room. Had a couple of issues which were resolved immediately by Sykes.
Lots of room for a large group and relatively comfy. Quite dated in presentation but perfectly acceptable if you're not bothered about a contemporary style. In need of some cosmetic attention. Good location with access to bus routes to popular locations such Windermere and Ambleside

On arrival, we found the accommodation to be immaculately clean although we had nine guests and two dogs there was plenty of room for us all in comfort. We used the log burner hot tub and games room and couldnt find any complaints One comment, I would make initially finding the place in the dark wasnt easy. May I suggest using the what3words app as a better location finder apart from that we had an extremely enjoyable three nights?
We was let down by not being informed till after booking that there wouldn't be a Christmas Tree in place even though it was a Christmas booking. The property itself, it wasn't explained about a shared driveaway with a property behind. The Pool Table room lacked quality and needs some TLC, the TV doesn't work in this room either. It wasn't made clear the house only had 1 TV throughout. The pictures make the house look a lot bigger than it is. There was no instructions in the property so for the first 2 nights we only had 1 oven. There was no welcome book in the property giving you information on the property or the workings of the property. The shower upstairs leaks into the Kitchen. Some rooms are boiling hot others are freezing cold. The French doors out to the Hot Tub don't open. The lounge is small for 10 guests. There is only 1 fridge freezer which needs to cater for 10 guests. PreArrival information didn't give us equipment lists for cooking etc. The beds and bedding was very comfy. It was a disappointing stay.

Had such a relaxing time here for a family reunion to remember our late father. Highly recommend and would definitely stay again.
A lovely homely place. Lots of space, well equiped and beds very comfortable. The only fault was the glass door in the upstairs single bedroom, there were hooks for a curtain but this was missing. Would definately stay there again and recommend to friends and family.

After reading other reviews about this property, I had mixed feelings prior to my arrival. Once arrived, my first reaction was how close it was to the main road. I then read the instructions for the hot tub and to be threatened with a fine and seeing a camera was not a good start. I understand rules need to be put in place but a fine goes too far. Ive never come across a curfew on a hot tub either! Apart from this, there was 7 people staying here and the property works well for large families. The kitchen provided plenty of gear may need to stock up on a few more cupsmugs though. The front room was very clean and cosy. The roll top bath may work better by being replaced with a shower over bath to prevent bathroom queuing. The large dining table was great. The bedding was extremely comfortable. Staying in the location of Staveley was lovely. Its a beautiful village. The welcome packs of teacoffee and biscuits was a nice touch.

The external bin for the property was overflowing with and surrounded by rubbish, presumably from previous guests. It was unsightly and we couldnt put our rubbish in the bin, so retained bin bags in the porch area. Its disappointing in this day and age that there were no bins for recycling or any instructions on the matter. Apart from those issues we enjoyed our stay at the house, which was clean and comfortable.

Great cottage with loads of space. Very private place with good links to Windermere. Beds were all very comfy, large living area was perfect for 7 of us. Hot tub was clean and hot when we arrived and easy to work! Would highly recommend this place.

We had a wonderful stay at Reston Mill. The location was perfect as it was just a short walk to a fantastic micro brewery and independent shops amongst beautiful scenery. But then also only a short drive to Windermere or Kendal. The hot tub was a massive hit, although we had an issue with the door from the conservatory for easy access which had frozen over but this couldnt be helped. Perhaps maybe though some hooks outside to hang towels would be a good idea? The kitchen and living room was a brilliant size for our party of 9 and all of the bedrooms and bathrooms were all very clean. There was a few nice touches when we arrived as well with a little box of biscuits, few cleaning bits and also toiletries in each of the bathrooms. Brilliant stay!
We really enjoyed our stay at Reston Mill and the space was excellent. It's in a lovely area and the Hawkshead brewery is a lovely bonus We would come back as it met our needs It could benefit from a good clean as there was a lot of dust and cobwebs and the oven took ages to cook.

It is a beautiful cottage, very spacious and in a good location and we enjoyed our stay there very much. However, there are a few things that could be improved quite a few cobwebs throughout the property a full length mirror in every bedroom only one shaving socket which did not work more hooks in the bathroom behind the doors to accommodate towels and dressing gowns a bigger games room

Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.

This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Lakeland Wildlife Oasis - LA6 1JH

Located in the Milnthorpe area of Cumbria we love this local attraction.  With an eclectic mix of fascinating wildlife and hands on displays this centre is educational as well as fun.  You can wander around at leisure admiring the exhibits which range from chameleons to computers. Some of the most threatened species are kept at the park as part if international breeding programmes.  Check out their website for the latest opening times and admission costs which are great value for money.  There are discounts for pre-booked parties of 12 or more.
South Lakes Safari Zoo - LA12 0LU
about 19 Miles

This is an amazing Cumbria attraction well known locally as well as nationally for how close you can get to the animals.  Described as the most interactive animal park in Europe it's well worth a visit if you are staying in the area.  Open from April to end October some of the highlights are the tigers, penguins, bears, hippos and rhinos.  At 2pm during certain seasons it's feeding time so don't forget to plan your day around this so you can watch the animals enjoying their feed.  Look out for seasonal events such as Halloween Zoo Boo (free entry for kids in fancy dress) and The Magic of Christmas.
