Awel Y Llan Reviews

Property exactly as described, and we had a great little stay, THANK YOU. Property needs a proper deep clean, I left the rubbish I found in my bedroom on the bedside table but the cobwebs I left untouched. The kitchen sink is a disgrace and main downstairs lights look to be from the last century, paint around the internal arch needs attention. Double glazing seems to let in the cold, not sure how. Overall, very comfortable, generous sized rooms, lovely hot tub and games room, great wifi, huge dining table and a very spacious property. The positives very much outweigh the negatives, it was a wonderful break for us, thank you. The how likely am I to recommend answer applies to Sykes, not the property I would totally recommend the property 1010.
Over the years we have stayed at quite a few large houses for our family holiday and we all agreed this was the best one yet. The standards of cleanliness and comfort were very high, everything that we needed was provided. We didn't see there was a bbq in the listing so it was a nice surprise that there was one. The sauna and hot tub facility was just marvellous. We loved the little touches, fresh flowers and all the origami animals. The only constructive suggestion we would make would be to add a door to the bathroom area in the ground floor double room. We will certainly return.
Absolutely gorgeous house with plenty of space and such stunning views. We couldn't fault it had everything we needed. Best equipped kitchen we've come across lovely to have plenty of crockery & glasses some places only have one per person so you are constantly washing up. We walked down the zig zag steps to Harlech beach & also used both Harlech & Llandawng beach car parks. Visited the castle & slate mine. Such a brilliant holiday. Would have rebooked for next year if it was available
Absolutely fabulous property. This was our third stay and the fact we keep coming back speaks volumes. Perfect location. Really wellequipped with everything you could think of. Spacious rooms. Something to suit every family member from the hot tub to the games room to the relaxing sun loungers at the front. New addition of the play area went down very well too. Sunset views are amazing. We will be back.
Excellent property with amazing coastal views. Well equipped kitchen to cater for ten persons. Enjoyed the welcome pack.

Super cottage and we enjoyed our stay very much. Everything was as described and the facilities were spot on. The only thing I would ask is that the bedroom that was ensuite was missing the door to the loo which meant using the room lacked some privacy but other than that the whole cottage was great. It was great weather too so that did help
Lovely property kitchen was clean and well stocked cutlery was cleanTV room was very comfortable with lovely views of the sea. One of the downstairs bedroom did not have a bathroom door. Overall lovely home will love to stay there again. The property was really great, only suggestion is to just have shower jel in the bathrooms, well kept clean and fresh very happy with it, would love to go back again
We just had a fantastic holiday with our family ages 7 to 71. The house is situated in a fabulous position with exceptional views. The beach is close by and absolutely stunning. The house provides everything you need for your stay, it is clean, the games room keeps everybody amused when the rain appears and its is very spacious there is space for everyone. The hot tub was a bonus which we all enjoyed. Thank you too for the lovely welcome basket, a nice touch it was much appreciated. We would thoroughly recommend.
This property is amazing. We all had a wonderful weekend away. Plenty to do without even leaving the house. Everything was clean and tidy. Would definitely stay there again.

Absolutely fantastic stay with our family of 10 ages 867. Very spacious and comfortable house. Lovely location. You do need to drive to get around though lovely walks form the house, and possible to walk to beaches but neighboring towns and villages with restaurants and shops are very near by car.
This was our second visit to Awel Y Llan and hopefully not our last although it does seem to be already fully booked for next July! . This is a lovely, well maintained and comfy holiday home. It has the most amazing views from the house and is in an area of outstanding beauty. There is so much to do and see as well as just relaxing in the garden or the hot tub enjoying the views. Even on a wet day we found plenty to occupy us in the games room. Definitely a 5 star holiday home.

We had a great week at Awel Y Llan. The accommodation was perfect plenty of space for everyone and very comfortable. Well equipped in the kitchen. Games room was great we had a table tennis tournament on the one day it rained which was great fun. The views from the front were lovely. Lovely beach nearby, less than 5 minutes in the car or a nice 20 minute walk. Stunning area we will return.
When paying almost 3000 for a property for one week, one would expect a dishcloth, scourer and oven gloves in the kitchen. Also one rubbish bag for a house that sleeps 12 is not satisfactory at all. The sink was in a sorry state and needs replacing. As noticed in another review, some of the jets in the hot tub don't work and the water sprays out everywhere when on the higher setting. It looked like something was broken where the water comes in. Overall, the property felt a little tired. The setting is very nice with lovely views. We would have been very tempted to book again but the above issues have put us off.

We had a lovely stay at this property. The views were amazing. It was very spacious and comfortable. The only issue we faced was with regards to the gas cylinder for the BBQ. It was empty and we had to go searching for a replacement, which was a little disappointing. All in all a positive stay, thank you for having us.
On arrival should have been complimentary coffee milk and tea . On a long journey had to go out to get basics. Hot tub jets didn't work very well and the mop for water was rubbish. Had no hot water so had to make lots of phone calls first to electrian then finally spoke to owner which he did sort out problem in the end but not needed. The filter on extractor fan in kitchen smelt like old fat also the dinning room seats had stains on them . When we striped beds last day found that none of the pillows had no sort of protector on them and they had stains, and upstairs the double duvet had blood on it which we didn't see until we striped it. We couldn't play table tennis because there was one ball and that had a split in it. I even went to a sports shop to buy some but no luck. I might be nit picking but if these things are offered everything should be in place. Also in the kitchen there is no tongs for food and the knives where so blunt I struggled cutting anythings, no big tray for pizza in any cupboard. Apart from those things we did enjoy ourselves location is really nice, just need a little more eye to detail
Super cottage in a great location. Ranging in age from 2 to 74, some or all of us cycled, swam, paddle boarded, played golf, walked Snowden, surfed, visited a play barn, browsed the shops, spent hours on the beach and explored Harlech Castle, all within easy reach of our accommodation. Evenings were spent enjoying the hot tub and sauna, playing in the games room and finally relaxing over a glass of wine or two by the cosy log burner. A wonderful week for the whole family. We highly recommend Awel Y Llan.
We had an absolutely fantastic stay. The house was clean and very wellequipped with everything you could possibly think of. The games room was great. Views were stunning. Ideal setup for larger groups. Secure section of the outbuilding in which we could keep our bikes. A very peaceful location. We fell in love with it! We have already booked to visit again next year and cant wait to stay there again.
Awel Y Llan is a beautiful, well equipped and comfy holiday home. Ideal for a multi generational family holiday with a games room and a hot tub that were both well used and the added bonus of enough seating in the lounge so all the family could sit together when they wanted. We would definitely recommend and would definitely book again when holidaying in Wales.
Kenneth
We were very very happy with our stay at LLanfair the house was beautiful and comfortable with everything you could need . Thank you for our lovely stay at your home. We have lots of nice memories full of fun and laughter. Moss family.
Firstly the less positive aspects The walk to the local pub shop is a good mile and limited pavements which makes it difficult with buggy small people. No cot or high chair we bought our own. Its also the first self catering home Ive been to in many years without a welcome tray milk, cake, tea etc. The house was spotlessly clean, the facilities were very good and the views were fantastic. The kitchen was really well equipped and the house had loads of space for us all to enjoy. Beds were super comfy and bed linen and pillows really good quality.
Elinor
Wonderful stay at Awel Y Llan. The whole family had a great time, the house and facilities were perfect. Thank you!
Dianne
This is a most beautiful home in a lovely spot. Close to the train station so we didn't need to use the cars at all. Some lovely walks on the beach and chilling in the hot tub later was superb with a gorgeous view. The house was very spacious and had basically everything we needed. The games room was fab although as the weather was so great the whole week, we didn't use it much. Highly recommend this home for large family gatherings and we certainly hope to return.
Eileen
A wonderful house with fantastic views.
Bridget

Amazing house but slightly overpriced
Space, position, cleanliness, and facilities great. One minor improvement would be a wardrobe in upstairs twin bedroom. Lovely holiday

The cottage was absolutely perfect for our large family. Lots of room and facilities fab. The view from the cottage was just stunning. Would definitely return and recommend to others.
We just returned from a 3 day stay and it was absolutely lovely! The house was spotless on arrival and the view from the lounge was beautiful. The facilities were also brilliant enjoyed the hot tub and sauna and even the games room. Would definitely recommend and would happily come back again.
Denise
The views where to die for form the front of the cottage. There was everything you needed in the cottage. We all love it.
Lovely open plan design, perfect for families to connect. Great facilities, games, books and visitor info.
Albert

Booked on very short notice the owner was very understanding and flexible with out timings The villa was clean and very highly exceeded our expectations. all guests enjoyed their stay and after our 6 hour hike up snowdon it was a great pleasure relaxing infront of the fire. I would highly recommend this place to anybody.
The house was very comfortable and spacious , with absolutely everything that was needed . Hot tub and sauna were a definite bonus . Games room was nice and gave the kids something to do in the horrible weather . Would definitely go back and recommend to friends .
Great house, plenty of room and very clean. Games room has fantastic and made good use of the hot tub. Some good pubsrestaurants all just a short taxi service away. Highly recommend.
It is such a beautiful place to stay. The sea view was amazing and the house was very comfortable. Having a hot tub and Shauna was a luxury. Will definitely return to this house again. Lovely quite place very near beach and Harlech castle.

Lovely cottage however extremely disappointed with the service supplied by Sykes. Would not use this service again.
