About The Waterfall Retreat

Waterfall Retreat, an impressive, ten-bedroom home enjoys an enviable position, overlooking River Lune in the Cumbrian village of Tebay near Orton. Offering expansive living spaces, set over three floors, Waterfall Retreat makes a wonderful base for a large family break or group celebration, possible to accommodate nineteen guests looking to explore the Yorkshire Dales or Lake District National Park.

Benefit from eight private parking spaces, taking in the character and beauty of your new abode. Step indoors, hang up your coats and store your shoes, before making your way to the fully-equipped kitchen, where the chosen chef of your group can rustle up delicious meals to be enjoyed on the beautiful live edge oak banquet table in the dining room; throw open the patio doors and take to the balcony, overlooking the rear courtyard, designed for alfresco dining, socialising and sunny barbecues.

On cooler evenings, light the woodburning stove and spend time in the stylish sitting room, complete with plush corner sofas, lofty A-framed ceilings, and a selection of games to keep the whole family entertained; for a quiet nook, locate the first-floor snug, where you can escape from the rest of the home with a glass of wine. Travel down to the lower-ground-floor where you'll find a handy utility, drying room, and private gym, along with a cloakroom, shower room and twin bedroom, two king sized rooms and a super king to chose from.

On the ground floor you'll find a super-king-size room along with two shower rooms. Head up to the first floor and you'll locate a further two twin rooms, a bathroom and a shower room, two super-king-size and a single.

With stunning views to be enjoyed from most rooms, truly escape to the Cumbrian countryside, with plenty of rural walking and cycling trails to be experienced from your doorstep, including those of the Great Asby Scar National Nature Reserve. Cool off with a dip in the waterfall, where you'll also find the opportunity to wildlife spot and feel at one with nature, with red squirrels and kingfisher recognised a some of the most iconic.

Beautiful location and house.
The waterfall retreat is the perfect getaway accommodation for a large groupfamily. Our group had an amazing getaway from getting lucky enough to see the northern lights to relaxed days using the hot tub, sauna and dipping in the river. The attention to detail makes it so you could easily move in for the week and don't need to bring much more than yourself. Will absolutely be back again!

The place and its surroundings are beautiful and the weather helped make my wifes birthday celebrations even better. Beautiful and quiet surrounding. The house itself is also very well equipped and maintained and is very clean when we moved in. Everything is ready to be used and functions well. The place is also not so far away from a number of sightviewing places in the lake district. Highly recommended if you would like a nice, relaxing and quiet holiday, especially for families.

This is a great place for a large family gathering. Our party ranged in ages from 18 months to 93 and there was plenty for everyone to do throughout the weekend. Sarah couldn't have been more helpful, meeting us on arrival to show us around, providing contact information and advice for our stay and then checking that everything has gone well immediately after our stay. Would definitely use again.
Overall we enjoyed our stay at The Waterfall Retreat, however we did experience a few issues. After the first couple of nights we discovered mould growth in the lower ground floor bedrooms Herdwick and Teeswater. Fortunately we had some bedrooms that were not in use so we could swap round. This was reported to the host who took 2 days to respond only to tell us this was a previous issue which they had rectified by using a dehumidifier in those rooms. To us a dehumidifier is a temporary fix, not something you leave running everyday and have to empty twice. The floors are extremely creaky in the dining and kitchen area so if you have early risers in your party they could well wake you up in the morning. The kitchen area is also quite small making it challenging to prepare a full meal for everyone. Overall cleanliness was passable but we felt it could be better. Water pressure and temperature was hit and miss especially in the showers. We felt with a bit more involved management some of these issues would be resolved quicker. We reported the sauna light not working and the dials controlling the jets on the hot tub being extremely stiff to turn so hopefully these have been attended to. On the positive side the location was great, the beds were very comfy, the house was warm and comfortable, the outside space was lovely for sitting out for food and drink and the main living room was great for getting everyone together at night.
I stayed here for my 35th and honestly didn't want to leave, the house was perfect! We had roughly 11 people plus a child and everyone had their own spacious room even one with its own kitchen and snug attached to it. The highlight was of course the waterfall and the outside area, while some of the group stayed in the warmth inside playing Air Hockey... the rest of us braved the waterfall itself and loved it! Getting the pattern down perfectly Waterfall Sauna Cold Shower Hot Tub. With a Pizza Oven just outside the lounge, it was the perfect mixture of making homemade pizza while mixing some cocktails at the bar and catching up with friends, listening to music. With it being just 8 minutes from the Tebay services off the M6, you would never know given how peaceful and remote it feels. Truly the perfect gift for any occasion!

The property was fantastic. Isolated location very peaceful except for the beautiful waterfall. House was very spacious and tastefully decorated and accessorised. Would highly recommend for large family gatherings as rooms well spaced out throughout the house. Ample seating areas.

about 16 Miles
This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Rydal Mount & Gardens - LA22 9LU
about 16 Miles
Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.
Lakeland Wildlife Oasis - LA6 1JH
about 19 Miles
Located in the Milnthorpe area of Cumbria we love this local attraction.  With an eclectic mix of fascinating wildlife and hands on displays this centre is educational as well as fun.  You can wander around at leisure admiring the exhibits which range from chameleons to computers. Some of the most threatened species are kept at the park as part if international breeding programmes.  Check out their website for the latest opening times and admission costs which are great value for money.  There are discounts for pre-booked parties of 12 or more.

Happy Mount Park has attractions for the whole family including several play areas, a miniature railway, crazy golf, putting green and trampolines, there is also a paddling pool where the little ones can splash around in the summer and a café where the adults can relax with a drink. During the summer months and especially during school holidays live music can often be enjoyed.
