Excellent accommodation with plenty of room for all that stayed.

St Edmunds is a lovely, cosy cottage. Well furnished, comfortable beds and everything you need. It is in a convenient spot for many of North Yorkshires attractions dont miss Fountains Abbey and the Forbidden Corner! It is however on a very busy main road, so I think in the Summer, when you want windows open, it would be rather noisy. There is no safe outside space for children or dogs, the shared grassy area is directly in front of the other cottages.
Fabulous cottage, lovely and spacious with great character. The facilities and hot tub are excellent. We went as a group of 8 and there was plenty of kitchen utensils. It is on a main road but not too much traffic, so it is not too noisy. We loved our stay.

We had a fantastic long weekend here. The cottage was clean, extremely comfortable and wellequipped. Loved relaxing in the hot tub, and lots to do nearby. Local pub was great too!
We had a lovely stay at St Edmunds House. Lovely and clean, everything we needed and very comfortable. Wed never been to the Yorkshire Dales before but we found the area beautiful. We had need to message one of the numbers you gave us when we had an issue with another cottage parking in our space but they were quick to respond and the issue was resolved.

Our 2nd stay here in this overall lovely cottage. Just a couple of things to point out. The shower head in the large bathroom does not adjust upwards so you either have to crouch underneath it or hold it in one hand, which makes washing difficult. Some plastic wineprosecco glasses for use in the hot tub would be nice. A few light bulbs were not working. A lick of paint in some areas would brighten it up. However, these are minor issues and did not affect our stay. The pub is literally at the end of the road and serves lovely food. The outdoor seating was lovely to use as we had glorious sunshine but feels secluded and private.

Fabulous cottage with everything we needed. It was very well cleaned. Plenty of plates, cups etc for a big group. Hot tub was very private for the cottage and extremely clean. Wonderful welcome pack provided which was well received. Cottage has parking for one car but it worked very well having the other car parked just along the village. Cant fault it at all. We had a fabulous time. Thank you so much. Weve already recommended it to another group of friends.

This is a lovely house, clean, comfortable, well equipped. It was great for our family group, the beds are super cosy. The hot tub is nice and hot! A good location, in the village and plenty to do and see nearby. We definitely want to come again, thank you

Only small niggle was not enough logs and firelighters left for log burner and as no shops within walking distance and we had no car with us as travelled by mini bus we couldnt purchase anymore. The manager of the local pub very kindly gave us enough for the 2nd evening but couldnt light a fire on our last evening.

Great accommodation in an excellent location for exploring the Yorkshire Dales. The accommodation is a very quaint country cottage but was very spacious and had everything you needed. We thoroughly enjoyed our stay and would definitely recommend.
Stylish, very spacious ,well maintained and clean. Kitchen very well equipped. We drove out each day visiting various places , and found St Edmunds to be a good location to do this. Bedale is very close with a few shops and restaurants. Happily recommend St Edmunds.

Car parking inconvenient for two large cars so near to the road and on a corner.
St Edmonds House is absolutely gorgeous. It was everything we needed and more. It was very well stocked including a high chair and cot for my granddaughter. The weather prevented us from enjoying the hot tub as much as we would have liked but apart from that everything was perfect. Couldnt rate it high enough.

We've all had the most amazing time . The cottage was just beautiful we loved everything about it. It was all very comfortable everything we needed was there it really was like being home from home. We all had a really good time away just what we all needed. The hot tub also was a really nice touch to the property. We definitely will be back.

Weve just finished our 4 night stay at St Edmunds House and what a lovely house in a lovely village! The house was so clean and well maintained and everything you needed was there! We stayed in the house for meals most nights, but did visit the village pub for food one night. Whilst it is pretty basic it is good honest pub grub and hubby said a good pint too!. The house was everything we wanted it to be for our stay and I would be happy to stay here again!
The house exceeded our expectations the photos didnt do it justice it was really spacious and had everything we could ask for! Issues we encountered were around the hot tub no one came to tend to it during the weekend we were there which wasnt ideal with 8 people using it! We tried to contact the owner using the details through the information manual provided but were unable to get through. Aside from that our stay was great and we would definitely use St Edmunds again for a group booking
Excellent house and hot tub. Bed was comfortable, property very clean and a very nice welcome pack. A word of warning for people over 6ft, there are a few low door frames as the lumps on my head prove. Once you've been round the house a few times it's OK. A small moan is the lack of clothes hanging space. Eric
Fabulous property and very well set up for a large group. My only comment would be that it lacks a mirror near a plug socket..there wasnt one available anywhere.other than that it was brilliant
This was such a wonderful home from home for a family get together. The house was clean and cosy, with a lot of essentials which came in so handy. The welcome basket was a lovely extra treat and my son loved the Easter egg. Hot tub was private, the shared garden was lovely for when it was sunny, but not too close for comfort for other lodges in my opinion. Couldn't have asked for anymore from the house.

The house was absolutely stunning and I cannot fault that however the WiFi password had faded off the box and the Owner didnt know the code nor was it anywhere in the house therefore we had no WiFi all weekend and the smart elements of the TV wouldnt work. If we had taken children I think this would have been an issue. In addition there was no welcome note letter which usually you have with WiFi code in and other things. Nobody came to clean the hot tub which it stated in the EMail before we came that they would. We were able to contact the owner which was great but they were unable to help with the WiFi situation they did offer to come and sort it but they admitted they didnt know how to do this therefore there wasnt much point. Also the welcome box as pictured in the pictures online had bread and crisps in but online looked like it had much more in. I would love to book again as the house is so beautiful however I wouldnt book again without assurance that these things would have been rectified. Again the house was lovely and if these things were improved on it would be an ideal to go an stay with kids and adults
The cottage is lovely and we thoroughly enjoyed our trip. The beds are quite comfy. It is an old house so its quite creaky at times and the hot water can go off if using the showers at the same time. The listing and the instructions were a bit confusing and mismatched at times as to what to bring and what not to but this is minor and we managed. Loved the welcome box it was a lovely touch. It would have been nice if the wifi was connected to the tv so we could have used the smart tvs. The hot tub was a nice addition and private, the cottage was on the main road through road and was a bit noisy with traffic at times but again only a minor thing. Maybe if the windows were double glazed this would help. All in all a lovely stay for us and would recommend for a short break.

Great cottage. Very clean hot tub. I got to check in early as i had pulled calf and friends went hiking around Massam. I checked in at 12.15am after contacting host. I was so grateful for this. The heating was controlled off sight and at times house was cold. Everything else was perfect. Complementary food was a great touch. Would recommend!

Lovely cottage nine in our party six adults three kids just right for us . Cottage was clean warm nicely decorated. We was left bacon bread milk etc for arrival which was welcomed. The cottage recommended local pub for food which the men went to have a look at but not snobs but was not up to much very dirty .We decided not to eat at pub locals at pub very friendly though . We took fire wood as not enough if you want to use fire for more than one night theres not enough and thats been said before . Overall nice stay kids women folk loved hot tub many thanks lovely area .

Fabulous cottage, fabulous location. . We are a group of nurses from portsmouth who work in palliative care, and just needed a break, and this cottage was so beautiful and relaxing..we just wish we had stayed a few days longer! Also the goodies left for us, was a lovely touch, thankyou. We will come back, and highly recommend it, also for the lovely walks in the dales. Thankyou
Absolutely brilliant holiday property has everything you need my only comment would be there was no mats or cover for the table, we did use a cover but other people might not have one & could end up marking the table.

A lovely property everything we could have wanted with the added bonus of the hot tub. The house was bigger than expected. A very nice welcome pack when we arrived thank you. Plenty of interesting places to visit within easy reach of the house not too much driving with two little boys. The village was lovely and locals friendly. Hayley responded to a query within a short time. Terry, the owner is a smashing guy with a lovely manner and very professional. We would not hesitate to book another of his properties in the future.

Wonderful property and perfect for our needs. Location was amazing and central to lots of daily activities. Hot tub was perfect. Outside could have done with a sweep and lots of cobwebs but thats if we are being picky!

This is a recommended day out for families with young children visiting the Bedale area of Yorkshire.  Visit the farm and receive a warm welcome as well as a guided tour.  You will have the chance to bottle feed the lambs, bath a pig and handle some of the smaller animals.  Kids will love the big sandpit and the outdoor play area. There is also a cafe and indoor play area for when the weather is not on your side.
Lightwater Valley - HG4 3HT

Situated in the Ripon area of North Yorkshire this popular theme park makes a fantastic day out for the whole family.  The more daring will love the big and thrilling rides such as Raptor Attack, The Ultimate and Trauma Tower.  For the little ones there are some excellent attractions such as Flying Camels, Dodgems and a Magic Wheel.  Toddlers will like the Dragon Boats and the Lightwater Express amongst other things. There are over 40 rides and attractions in total and we think this is excellent value for money too.  If you book your tickets in advance online you can save even more money and beat the queues.

This is an outstanding world heritage site located close to Ripon in the North Yorkshire area. Nature lovers will be in their element with an abundance of wide open spaces to explore and there are special guided tours for families.  Some of the highlights may include seeing wild deer and bats during your visit.  The grounds are fantastic to wander round but there is also an Elizabethan Mansion, Victorian Church, Georgian Water Garden and the finest example of Cistercian Abbey ruins in the country - Well worth a visit!
