When you step through the front door of Quay Close Cottage you’ll be immediately greeted by a contemporary and chic lounge. The corner sofa offers plenty of room for both of you to sit back and unwind in front of the wood burner, and there's also enough room for your four-legged friend to join you. A bright and airy kitchen is well-equipped for two and contains a dining area which looks out onto the patio. Catch the last of the rays in the patio area as you sip bubbly in your very own private hot tub. The glorious Instow beach, one of the area's most popular dog walking locations, is a 500-metre walk away. Similarly popular with dog walkers, as well as surfers and families, is Westward Ho! beach which is 5 miles from the cottage. If you do decide to go for a bike ride, join the Tarka Trail and head east towards the local market town of Barnstaple (6 miles) or, slightly closer, Fremington Quay (4 miles) which has a cafe situated on the trail.

The star feature of this property is the large lounge, located on the first floor. With squashy leather sofas to sink into, this characterful room has double doors opening out onto a fabulous balcony where you can sit with a drink and take in the views of the rolling hills and sparkling sea below. On chillier evenings, close the doors, light the wood burner and snuggle up to enjoy a family film together. A formal dining area sits next to the lounge, also offering lovely views. The charming country-cottage style kitchen with its warming Aga is well-equipped for rustling up some tasty family meals. A handy serving hatch opens directly into the dining area, and there is an additional table and chairs in the kitchen too – a pleasant spot for morning coffee. The accommodation is very spacious with 2 sitting rooms, large dining room and large dining g kitchen. The bedrooms are all of a good size with the majority being en-suite. The views over the estuary to Appledore are stunning and we were blessed with gRead moreloriously warm sunny weather for most of our week. A lovely house for a large group holiday. It was especially good to have the large dining room for meals. The kitchen is really well equipped for preparing meals for large numbers. The master suite is super. Views from the house are excellent. The area around the house is great to visit.

The house was absolutely beautiful and very spacious. Very well equipped with everything you could need. Simon the maintenance man was very helpful when we had no hot water on arrival, also very helpful with tips for beaches etc. We had a brilliant family holiday with a party of 24 with all age ranges. We had a great stay at Redland House with the whole extended family. The house itself was great and we loved the big dining room. If we come Devon way again we would book Redland House again.

A wonderful, clean, holiday house, with amazing views. It was very well equipped and comfortable and the teenagers enjoyed the games room with its table tennis table and pool table.

Redland House is an excellent 11 bedroom property suitable for a large group of friends. The views are fantastic and Instow is a great place to stay. We cycled the Tarka Trail, went on a couple of lovely walks nearby and a boat trip from Ilfracombe.

The house facilities were excellent with plenty of room for a 90th birthday, very well equipped and comfortable The house is in a great position with stunning views along the estuary and a short walk for the young children in the group

Beautiful place for a family get to gather for a special birthday! The views are to die for! The BBQ area is great and a nice area to gather around. The Hot Tub is amazing looking out at the view off the sea. The room are very spacious with all but 3 having a en-suite.

The house really has the wow factor. Beautifully equipped throughout, it sits in the perfect location with outstanding views to the west and south. The perfect property to celebrate a special occasion with a large group of friends or your extended family.

Absolutely amazing place, very well equipped with excellent facilities. The views from the house were stunning. As a group keen to surf we were only 15 min drive from a surf beach. Ample space to entertain a large group. Could not fault it!

A great stay at Redland House - the bathrooms were all good quality as well as the bedrooms , and the views are amazing . The top floor suite is especially spacious too . We didnt use the Hot tub as the weather wasn't too good during our stay but the bbq hut was super fun in the evening . Really . hoping to return again next year . The Cream Tea wa s most welcome on arrival , many thanks !

Lovely big house, perfect for a big family holiday. There was everything we needed for a great stay. The only thing you need to be aware of is the house is up a very steep hill so not suitable for people who have mobility issues.

This was the 30th year of our family holidays. Our first visit was in 2013 & after seeing the improvements that have been made especially the larger & better equipped kitchen we decided to come back. It was a fantastic week. Just loved the house & the ever changing views over the river. The weather was fantastic & most afternoons were spent on Inst ow beach. The village shop, Johns, was an Aladdins cave of culinary delights. Thank you Redland House and Instow for wonderful & happy holiday!
