We had a really fabulous week with some very warm weather for a few days. The house is ideal for a family, plenty of room, comfortable and well equipped with everything you'd need. Beautiful property. Everything you need for a luxury stay. Really appreciate the welcome pack. A really lovely house in a great location. Well equipped, clean, nicely decorated and comfortable. We enjoyed exploring the area and Sandbars was always a pleasure to come back to at the end of the day. Hot tub and pool table a real bonus. A well equipped clean modern house in a quiet cul-de-sac only 10 mins walk from Instow estuary. Small safe secure garden for dogs. Good location for visiting places in north Devon. Hot tub is great but temp is high (40C) as mentioned by several previous reviewers. Would recommend property to others.

Lovely house for our multigenerational group of 6 adults 2 children and a baby. Good facilities and location near the beach and Tarka trail. Great to have the games room. Good quality towels, bed linen, crockery and utensils. Hot tub a bit too hot - fixed at 40c and can be a bit noisy outside when the house next door is using theirs.

We spent a week here with the family (6 adults) and two dogs Brilliant place, close to the beach and the local town. The garden is private and safe for the dogs, really great facilities and lots is glasses cutlery etc which can sometimes be a challenge. Would stay here again

Had a lovely time here, although the weather I am sure played an important part. Well equipped house roomy enough for 6 adults. Nicely positioned minutes from Instow beach. Coffee in the sand dunes in the morning walking the dog. Check out glorious oyster too.

House lovely, excellent location 10 mins from beach, Tarka trail on door step. Clean with fresh bedding, beds a bit soft, showers great & towels, comfy sitting room, nice quiet estate. Good space outside, big shed for our 2 bikes, hot tub lovely. Games room & utility very good. Only 1 shop in Instow forgot toothpaste 3.25 for a tube, no competition . 3 pubs near beach, lovely walking/cycling on the trail, all tarmac and smooth. We had a lovely 7 night break with fantastic weather in mid May 23

We have had a fantastic weekend. We were so happy the house and garden. The highlight was the hot tub. There was also a utility room, games room, wine fridge and lots of room for a large crowd. The location was perfect for the amenities. We were close enough to the restaurants to walk there and the one we chose was dog friendly. The beach was just a short walk away. The house was amazing, everything we wanted and more, The appliances in the house were great, dishwasher tablets, washing up liquid, hand cleaner all supplied, The hot tub was sensational, the house situated where it is is perfect for everything, we thoroughly enjoyed our stay and would love to come back again. A really nice get away in a lovely part of North Devon. The village of Instow has plenty to see and do with an excellent beach for all year round. The property is modern and has everything that you need for a short break away. The property is positioned well and walking distance to the nearest pub and restaurant. Perhaps on the expensive side compa red to other places of similar size and finish.

This is a lovely modern property which was very clean and had some very nice features i.e an awning which cooled the house from the summer sun, great wifi, and also a large hot tub. The location is near to everything and the Instow beach is a 5 min walk via a path from the main road. (beach not accessible via the adjacent field). Items you would ex pect to be present like oven gloves, a microwave and matches for the bbq were not provided. There was no soap but one was delivered on day 2

House is really well presented and looks exactly as advertised. Everything you need for a comfortable family holiday. Outside space is great with lots of options for sitting in sun or shade. Parking for 2 cars on drive. Beds cleans and comfortable as was the rest of the furniture. Hot tub was lovely but maybe at least one extra service midweek woul d help with safety and cleanliness. Lots of room for 4 adults 1 x 16yr old and 1 x 11 yr old. Location ok as its a short walk to sea front and bars.

Sandbars in Instow is very well appointed, and very comfortably furnished. All the equipment is of a high standard and worked perfectly. Both the Hot tub and the games room were a great success and enjoyed by all on several occasions. We were 5 adults, one 3 year old boy and 2 dogs. There was plenty of space for all of us and all the bedrooms were very spacious. A five minute stroll to the beach was great for walking the dogs and taking the 3 year old to play. All in all a "book in again".

Beautiful modern house with excellent amenities. I would think that the property is suited better to spring and summer temperatures. We found it quite cold in the lounge area at night with the limited temperature from the underfloor heating.

Great place to stay, great location, literally couple of mins walk to the beach and pubs. Garden is definitely enclosed and great for dogs, the outdoor shower was an added bonus to wash the dog down after a walk! Personally we didnt find the beds comfy, but thats because we have a temper mattress at home. The only thing missing from the cutlery dra w was a whisk & there werent any oven gloves. But theyre just minor things

This is a really unique attraction in the Devon region with many unique events taking place throughout the year.  The Halloween Festival in October is well planned where you can take pumpkin carving workshops, ride the ghost train and go to witches flying school.  All year round there are some excellent

Combe Martin Wildlife and Dinosaur Park  is a big hit with families and has a wonderful setting within 26 acres of Sub Tropical grounds. During a stroll around the site you will encounter so of the worlds most endangered animals and also take a peek back to prehistoric times when Dinosaurs roamed the earth. The park is home to the worlds only full size animatronic Tyrannosaurus Rex as well as Lions, Wolves, Sea Lions, Meerkats and many other species, Top attractions include the amazing Sea Lion Shows, Falconry Display and Sea Lion Swims.

Exmoor Zoo is described as a "family zoo" on their website and it certainly makes a great day out for families.  There are many exotic and rare animals as well as birds to see which are living in natural surroundings.  Some recent improvements at the zoo include a new 5 metre tower at the cheetahs and raised walkways at the "beast".  There is also a new viewing platform over the sitatunga.  As well as the amazing animals to experience there are regular fun activities such as face painting, daily events and zoo trails.
Dingles Steam Village - EX14 0RS

Dingles Steam Village is an all weather attraction crammed with activities for the whole family to enjoy. The site has a wonderful Café serving home cooked meals, a fun Soft Play Area for younger children, an Agility Course for older kids and several Nature Trails for the family to explore together. The site also displays working and static exhibits of Steam Engines as well as old Fairground Rides so is educational as well as fun!
