A spectacular weekend. We had incredible weather which hugely helps this property as I don't think we'll ever stay somewhere with grounds and views like it. The furniture outside is high quality and you can follow the sun everywhere. The river is a two minute walk over the bridge and we took our paddleboards. The pubs are lovely; one is 100 yards aRead moreway and the other 5 minute walk and the walk in the woods were lovely too. Bedrooms all great, lovely bathrooms. All perfect really. 10/10! Hide

The property is amazing and with a wonderful view of the river. The owners live next door so are available if you do have an issue but otherwise we did not even see them. Local pubs are very convenient and serve good food. Also a well stocked local store is a short walk away.

The house is in a beautiful location with stunning views set in extensive grounds. The bedrooms and bathrooms were very comfortable and well appointed. We were fortunate to have hot weather for the whole week which allowed us to fully use the excellent outside space. We loved Armathwaite, it's a quiet and friendly village and the Fox and Pheasant p ub a short walk across the bridge was excellent. A trip on the Settle and Carlisle railway from Armathwaite station was also a real treat.

Fantastic property. Great views from the extensive gardens. We all enjoyed the stay particularly the 3 children who had endless games of hide and seek in the garden, played snooker and darts in the games room. Fantastic library which we didn't find immediately so was a great surprise. Spa absolutely fabulous and great walks from the property next t o the River Eden.. Arlene and Chris are lovely people and were on hand for the few queries we had. The amazing hamper was well received. Thankyou

Cannot recommend this place enough. We wanted for nothing and house is so so nice. Location is very picturesque.
Olivia
We had a really enjoyable weekend and made full use of all the facilities. Plenty of space for a party of 9. Riverside, its beautiful spacious grounds, and location in Armathwaite village were ideal for my birthday celebrations. The welcome hamper left by Arlene was very much appreciated. The kitchen was extremely well stocked with every conceivabl e piece of equipment, which went down well with all the cooks. We made use of the walk books provided to explore the surrounding countryside.
Elaine
We had a wonderful stay in this lovely home. Arlene and Chris have thought of everything and nothing was too much trouble. We cant wait to stay here again.
Clare
A fabulous property in a stunning location. A place to truly unwind. Easy walk to both pubs and the village shop is well stocked. Lovely walks down by the river or you can take a seat in one of the recliners on the terrace and watch the river meander by. Penrith and Carlisle are each approx. 10/11 miles away and longer journeys to Keswick and Hexha m (to see relatives) was straightforward. Can't wait to come back. Should also mention that the communication from Holiday Cottages was excellent.
Steve

We loved this place, every convenience has been covered, loved the boot room and coat drying facilities. The village itself is lovely too with 2 great pubs and a shop, all within easy walking distance. Great views over the river from the lounge and a super hot tub to relax in! Well done Arlene and Co.
Elaine
A wonderful property for a large family group. The location was perfect in a village setting with beautiful walks. Very well equipped with attention to every detail. The host was very welcoming and friendly. We had a fantastic stay and would recommend this house for a relaxing village retreat with lovely pubs close by serving quality food .
Gillian
House is amazing. Attention to detail in every room. Cant wait to return.
Chris
Could not have asked for a better weekend away! The photos do not do this place justice. Gorgeous views, in a beautiful home, its a nice hideaway from everyday life! Arlene and Chris made us feel incredibly welcome and couldnt do enough for us. Been back less than a week and weve booked again. This is a must stay!
Andrea
When going with a large group you can never get a house that ticks every box but this is the closest we have had. Bedrooms all with en-suite were exceptional and have their own TVs and individual space. The hot-tub and garden space is completely delightful. Living space/kitchen is a bit awkward for 10 adults but is manageable and has everything you might need. Wifi weak so need your hotspot. Village is lovely and pubs welcoming. Welcome pack nice touch. Hope to be back soon.
Paula
This a stunning location with beautiful views from the property and easy access to a well stocked local shop and couple of good pubs. The house has been very tastefully refurbished and has everything you could possible need. All bedrooms are beautifully decorated with their own spotless en-suites which means everyone gets an equal luxury stay. Arle ne and Chris are great hosts, we highly recommend this property and will definitely stay again.
Louise
Me and 9 other girls stayed at the riverside at armithwaite, absolutely stunning surroundings, house was fabulous and comfy, plenty of space, hot tub was fabulous, 2 pubs in walking distance and the owner was great only needed to get in touch if we needed anything. Would defo recommend. We went for Sunday lunch to the pub over the bridge, service w as a bit slow but food was great. Will definitely go back. Louise and the pink flamingos
D
Beautiful location and house Very well equipped with everything you need for a holiday Exceptionally spotlessly clean En-suite with very comfortable beds and beautiful decor Would definitely recommend and return
David
Wow! Five stars don't do this property justice. High quality hotel standard bedrooms/en-suite upstairs and equally high quality home comforts downstairs and outside - spacious, comfortable living and dining areas, incredibly well equipped kitchen, expansive garden, fire-pit area and hot-tub. And if you can tear yourself away from all of that, there are two great pubs (drink and food) and some good walks, virtually on the doorstep. Already looking to plan a return next year. Thank you Arlene.

Tullie House Museum & Art Gallery - CA3 8TP
about 9 Miles
This is a museum and art gallery in one and will suit those looking for an educational and cultural day out.  You can explore the fantastic art collection including Fine Art, Decorative Art and Textiles.  If you love nature then this aspect of Tullie House will appeal. The museum holds large and important collections of zoological, botanical and geological material. And for lovers of history there is plenty to wet your appetite here. Tullie House collects a wide range of historic materials including objects, ephemera (printed material), photographs and associated information files.  We think this museum and art gallery are excellent value for money as well.
Ullswater Steamers - CA11 0US
about 19 Miles
This is an award winning Lake District attraction and they have been operating cruisers on Lake Ullswater for over 150 years.  There is no better way to explore the lakes than on water and you could even combine a cruise with a spectacular walk.  For great days out in this region then this attraction is highly recommended and will appeal to couples as well as families.  Corporate groups are also well catered for.
Lake District Wildlife Park - CA12 4RD
about 20 Miles
We love this day out in Cumbria where you're encouraged to "take a fresh look".  Some of the amazing animals you will get to see include the only Canadian Lynx in the UK and you will have the opportunity to help their Lynx Conservation Project.  The Asian Fishing Cat is also well worth a look - these cats are known for diving under the water and catching fish!  Other activities include fantastic flying displays and play areas for the little ones...
Rydal Mount & Gardens - LA22 9LU
about 26 Miles
Rydal Mount & Gardens are wonderfully situated between Lake Windermere and Rydal Water offering breathtaking scenery. The home of William Wordsworth from 1813 - 1850 the grand home is now lived in by the poets descendents but parts of the house and grounds are open to the public. Why not take a guided tour and see the rooms where many of the famous poems were written. The gardens are beautiful at all times of the year but in the summer offer a spectacular display of colour. There is also a gallery and a tearoom. Discounts are available for group bookings.
Kielder Water Bird of Prey Centre - NE48 1BT
about 27 Miles
Housing the most fascinating collection of Birds of Prey in the North East this centre is definitely worth a visit if you are staying in the Kielder Water area. Located in Falstone it's easy to get to and makes a great day out for both families and couples.  As well as seeing the amazing birds you can learn all about the captive breeding programme and the excellent work being done there.  Some of the highlights of the day might include watching a Falcon stoop down from the skies at over 100mph and admiring the grace of the Eagles, Kites and Hawks.
